If both retired parents (both not working) wish to jointly buy a private property but they can only able to pay the sum for downpayment, can their child take a bank home loan to pay the remaining sum of that private property? And what if their child is serving HDB MOP but the HDB flat is already fully paid (meaning the child has no home loan at all), can their child able to obtain a bank home loan to pay for parents' private home purchase?

Hi,

Unfortunately no, if the child still within the MOP period of his hdb flat, he can't purchase a 2nd private property. After his MOP period, the idea sounds feasible, but the ABSD of 12% will apply as he being the co-borrower will mean he needs to be the co-owner as well.

May I know when will his MOP period expire? And if you are considering new launches to invest, I could be able to propose a solution based on your current situation and yet meet your investment objectives.

Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Hi,

1) Yes, their child is able to take a bank home loan to service the mortgage provided they own certain amount of shares of the property.

2) If the child is serving HDB MOP, than they are not allowed to own any private property during serving MOP. Having said that, do note that only Singapore Citizen is allowed to own private property upon expiry of HDB MOP.
SPR is not allowed to own any private property even after completely serving HDB MOP.

3) Serving MOP has nothing to do with whether HDB flat is fully paid or not. Whether it is fully paid will only affect the 2nd housing loan percentage.
If there are no existing mortgage loan, the 2nd property purchase can loan max up to 75%.
If there are existing mortgage loan, the 2nd property loan is up to 45% only.
