You see the point that video marketing is attracting sellers more than buyers, and depending on the content of video marketing, some agents do charge additional commission for video marketing plus home staging, and it does not necessary sell because a serious buyer will not be browsing facebook or social media to look out for prospective homes but the various marketing channels of properties. It is only by chance that they may come across a marketing video of a prospective home they like because we are unable to dictate who should the video be appearing to.

I have done various transactons, both sale and rental for residential homes in under 1 month recently with no inflated commission rate, and the fundamental of the efficiency lies with understanding the supply and demand of the unit in order to position the property for sale or rent properly, in order to capture the right group of prospective purchasers or tenants. The tool (Video) would be effective if the production, content and the exposure are undertaken by a professional ie an advertising agency such as O & M and the likes. That is why developers work closely with such agencies.

Unfortunately, the commission payable in the resale market will not allow such expenditure. Besides, it is hindered by the selection of the media mix to ensure better communication to the buyers.

Communication does not sell the property per se as it can encourages the buyers to explore the proposition.

Good evening owners,

I wont deny that there are real estate professionals who charge higher commission for additional expenditure like video marketing. And of course its based on case by case basis as well.

For instance if your boss is willing to reward you for a result based project, will you be super duper motivated to get the best result at the shortest time?

Same applicable for us as real estate professionals. If I am able to achieve a good price at the shortest time so you are able to move on to next stage of property portfolio, wont you be glad to pay me decent commission?

Hope my 2 cents opinion clarifies! May I know how can I value add further to your property needs?

Hi,

Video marketing is just one of the marketing tools used to attract potential buyers to your property. Using it alone has no real impact if you do not incorporate the video into other channels like Facebook marketing etc.

For example, you can have a superb video done for your house, but nobody is going to see the video if you do not spend enough budget to gather "views" and "likes".

I believe there are many other marketing strategies which may be equally important, if not more important than just video marketing. Things such as network of the agent, live presentation skills of the agent to bring out the positive of your unit during viewings, agent's skill set to retain buyers interests, good follow-up skill, strong negotiation skills of the agent to get you the best possible price etc all play an important role too.

I mean, there is no wrong in you wanting to do video marketing for your flat for sale, it looks nice and professional. Ultimately, you will need to judge whether the premium sales proceeds you could potentially get from such marketing expenses is able to justify the marketing costs or extra commission you pay for such marketing efforts.

Afterall, I believe every flat has its own unique selling points, and there is no "one-size-fits-all" solution. You will just need to tailor the solutions accordingly.

Yes you are right. Many agents charge higher commissions when they do video marketing and I know of some who charge 5%. Video marketing is just one of many marketing tools and is not always effective. It works on certain properties but not all. With my extensive marketing strategies, I have sold properties within a quick timeframe and at HIGHEST selling prices in the estate without increasing my commission. That way, you still get your property sold at a good price without having to reduce your profits by paying higher commission! After all, wouldn't you want more profit for yourself?
