I’ve recently moved into a furnished condo rental unit, less than 2 months ago. I did do a viewing of the place, but as it was then tenanted and as usual practice too, we were not given not too long a time to view (I’m speaking for rental case) and not too in-depth (for e.g. i didn’t open the cabinets etc to check furniture situation etc). Now that I’ve lived in for a bit and done cleaning in detail, I found the rental unit is having some mould issue.

Upon moved in, I negligently mistaken things as dusty or dirty and cleaned/wiped everything - the bed frame, the white powdery dust-like patches on the doors, black “dirt” inside of the bathroom cabinet, greyish dots on the toilet seat and cover etc. I hadn’t come across mouldy unit before, so I didn’t know better.

Sparing all the minute details, I now finally realised that this unit is actually having mould issue. Many of the things that I’ve cleaned/ wiped away, those were actually mould. I also have a couple of items gone mouldy after being placed against the wall in the bomb shelter, which I didn’t notice having mould. And some things I’ve cleaned before, the issue is returning, because those are mould, not dust/dirt.

I signed up for 18-month lease, with 12+2 min stay. But I’m contemplating moving out. And the reason for this consideration is, cumulatively from the exchange of conversation with owner’s agent and owner thus far on the many items highlighted to them, their stand have been I’m being hygienic, instead of the place is having issue. I’ve been ask to use alcohol to clean all the items I’ve brought to their attention, including the bed frame, even though I have explained it was mould and also taken and shared all the pictures as evidence. Given the owner unwillingness to spend, I believe this place also has not been properly cleaned up between tenancies, which may have partly contribute to the current mouldy condition. All in all, I know they will not spend on remediating the condition.

I’m aware I’d be breaking the lease if I move out, which I’ve never done before. But I’m considering that my health and quality of life is more important than losing the deposit. I’ve been spending many weekends perpetually cleaning the place since moved in, but issues keep springing up one after another. Thus I hope to seek helpful advice from any kind souls that may comment on my current situation - if I’m ready to lose my deposit, what is the next step to be taken. Am I still required to give advance notice for the move out? I also want to avoid the situation where if I inform about moving out, I’m not given ample time to look for a new place.

Hi, should you decide to break lease and willing to let go of your deposit, you ought to just keep the agent in the loop so that there be a proper handover of inventory list plus keys to be returned back to him.
