Hi Mr. Woo,

Yes the ABSD rate is payable and based on the number of properties owned by purchaser at point of purchase. Hence once you sold 1 then purchase, its considered your 2nd property and ABSD of 7% applies if you are SC.

Good evening Dave,

It would be advisable to sell your property first before you purchase another. This would allow ABSD saving compared to buying first. If you are SC, ABSD payable would be 7% but if you are SPR, ABSD will be 10%.

If you want to save the ABSD , you may weigh your options , consider to sell all your properties , subsequently buy property through individual and separate names to avoid ABSD , for example to buy through your spouse or parents etc .

If you're a Singaporean, you will be liable for 7% ABSD for your second property purchase should you sell off one of your properties first before purchasing.

If you purchase before you sell off one of your condo, you will be liable for 10% ABSD, as it will be considered your 3rd property.

Hi Dave,

Once you secure a buyer for your property and your buyer has exercised the option to purchase, you will only be liable for an additional buyer stamp duty for the 2nd property which is 7% if you are a Singaporean and 10% if you are a SPR. The stamp duty is on the purchase price.
