Good morning Sir/ Mdm,

you are required to pay cash for bsd if you are buying a resale as CPF board might not be able to release funds to IRAS.

If its a new condo, paying bsd by cpf shouldnt be a problem.

It depends on the property you're purchase.

If you're purchasing a HDB flat or a new launch condo, stamp duty can be paid via CPF.

If you're purchasing a resale condo, you will have to fork out Cash for the stamp duties (BSD and ABSD) first, then subsequently get refunded upon the legal completion from your CPF.

It will be depends on the type of property you are purchase.

Hi,

1) Usually it is common for the lawyer to ask you to prepare cash for stamp duty payment in case the CPF board cannot release funds on time.
2) If the CPF board can react on time, both BSD and ABSD need not come out cash.
3) But it is almost impossible in a private resale transaction because there are only 14 days (including weekends) to pay stamp duty.
4) And CPF board needs 14 working days to process the funds releasing request.
5) If you have sufficient funds in your CPF account and your intention is to fully utilize this.
6) You will have to highlight to the lawyer and see what they can do in order to make this possible.
7) Note the penalty of Delay in Payment Not Exceeding 3 Months is as follow:
A penalty of $10 or an amount equal to the duty payable, whichever is greater, will be imposed for late payments not exceeding 3 months.
