I have to downgrade my executive HDB flat to a 3 room HDB flat. Will have to plan for selling to be completed first with extension of required period for handing over of possession after completion of purchase and taking over of purchased flat. Will pay agreed rental for the required extension before handing over of possession. Can the aforesaid be arranged/agreed?

Yes its possible, I have done several similar cases and have successfully obtained extension for the sellers for their next house renovation purposes and helped them to smoothly transit to their next place. Happy to coordinate the timelines too and work out the optimal outcomes.

Hi Sir/Mdm,

We can ask the buyer for an extension of stay but during this period, the new owner is not allowed to collect a rental amount from you according to the HDB rules. With proper planning, we will be able to plan the sale and purchase concurrently so that you are able to transit smoothly from your current place to the new one and also have some buffer time for renovation.

The extension period can only be 3 months after the completion of sale based on the HDB regulations, therefore it can definitely be done. All these can be made know to the prospective buyers before any offers are accepted. I have handled a number of cases as such and were completed without any hiccups too. Hi Sir/Mdm,

Yes, Timeline planning can be done. But please take note that the maximum allowed extension is 3 months. And the Buyer cannot collect "rent" from the Seller. This will form part of the agreement for sale.

If your current flat is fully paid, or under HDB loan, you may also wish to do "contra" on your sale and purchase. This way, it will save you some time for the renovation to your new flat.
