Hi,
1) There are certain restrictions on HDB, such as owners and occupiers are not allowed to own any residential property both local and overseas.
2) For your case, since you are not married yet. You could buy the flat under the Single citizen Scheme since you are an SC and at or above 35 yrs old.
3) Therefore, in this case, you will have to apply for a home loan on your income only and service the mortgage.
4) Once you are married, you can list your spouse as an occupier even though she owns the overseas property. She is allowed to keep it since she is just an occupier and was not in the application when you bought the flat.
5) But if you are intending to add her in now after buying, the situation will become complicated. You cannot just add her name by adding a name on the title deed.
6) She will be subject to BSD, ABSD (if she is an SPR) & legal fee. You will be subject to SSD (Seller Stamp Duty) if this is done within 3 yrs of owning the flat and legal fee for this share transferring.
7) In order for your gf to be one of the owners is when you buy the HDB flat with her. If she is an SPR, your application will be under the Public Scheme. If she is a foreigner, then she cannot be an owner of an HDB flat.
8) If your gf becomes one of the owners of this HDB flat, she will need to dispose of her overseas property within 6 months upon key collection of the flat.
9) You can still only use your single name to apply for a loan and service the mortgage alone for (7) & (8).
