I am currently on 0.75 + 1month SIBOR rate. My HDB house housing loan is currently in no lock in period. My outstanding loan amount is 114K. Should I go and find any fixed loan package and refinance or just stick with my current loan terms?

What could be the potential upside that we can expect to see for SIBOR rates for next 2 to 3 years?

Rates will be increasing gradually over the next few years and it is recommended to lock in a lower rate before your loan amount falls below 100k. Once it falls below 100k, banks will not be keen to do a refinance for you.

Hi,

1) According to the recent changes in the US treasury attitude, it seems that the increment of interest rate is unavoidable. It is not a matter of whether will be increasing but when will they increase their rate.
2) You can be assured that our mortgage rate will definitely follow suit once the US treasury increases its rate.
3) In fact, there are some banks had already made minor adjustments of their mortgage rate upward since the US treasury gave out hints that they will be increasing their rate soon.
4) You are encouraged to change to a fixed package to enjoy the current low-interest rate offered by most banks, which is below 1.4%.
5) I foresee that the rate could go up to above 2% in a very short time (within 2022) which are the rates that we saw in 2018/9.
6) Especially the inflation rate in the US now is 7.9% and inching up due to the current conflict in Ukraine.
7) In order to curb this situation, the US treasury would have no choice but to increase its interest rate to attract foreign investors to invest back in US currency.
