Hi, kindly advise expert to answer my enquiry: My partner and I are above 21yo, however he's now a student (study Degree) and I'm employed. If we now apply BTO, and successfully got it a slot. They will only base on my transcation in my OA (CPF) with those grant or they will base on both parties transcation and grant?

Hi, this will depend on how long you have been working, have you been working for more than 12 months with at least 12 months of contribution in your CPF account? or did you recently just graduated within 12months? If you just graduated, you can apply for the deferred payment scheme, which will only assess your income closer to key collection date.

    Yes, you can firstly go apply for a HFE first online with your partner, which they will ask for the relevant documents such as your income slips or other documents as well. Do note that the application usually takes around 1 month so if you planning to get the June bto, you need to apply soon. You can contact me for any further clarification :)

Hi,

1) If you have a chance to book a flat right now, you should apply for the deferred income assessment.
2) Although it stated that both of you must be currently full-time students or NSF or completed studies and NSF within 12 months.
3) You can always appeal for leniency.
4) Your income assessment will be approximately 3 months before flat completion, which could be 5~6 years later.
5) You can pay the downpayment in 2 installments under the Staggered Downpayment Scheme:
(a) 1st installment 5% of purchase price
(b) 15% of the purchase price during the collection of keys.
6) Assessment of grants will be done at the point of assessing your income.
7) By then, I believe both of you are better ready than now.

couples who fulfil the eligibility conditions within the last 12 months before the HFE letter application may have their income assessed nearer to their key collection appointment for the EHG and HDB housing loan.

You will be informed during your flat booking appointment if you are eligible to defer your income assessment.

Eligibility conditions
Criteria Conditions
Student/ NSF status
Both parties of a couple must:

Be full-time students or National Servicemen (NSF); and/ or
Have completed full-time studies or National Service (NS) within the last 12 months before the HFE letter application.
You have to provide the following documents to verify your status when booking a flat:

Status Documents Required
Full-time student Document from Education Institution confirming enrolment in a full-time programme
Completed studies within the last 12 months before the HFE letter application Graduation certificate
Full-time National Serviceman National Service ID card or letter from the relevant ministry
ORD within the last 12 months before the HFE letter application ORD Certificate of Service
Age limit At the point of the HFE letter application, at least one party must be aged 30 or below.
Marital status The couple must be married or are applying for a flat under the Fiancé/ Fiancée Scheme.
Household status One party must be a first-timer.
Income assessment
If you are eligible, the income assessment for EHG and HDB housing loan will be carried out at the following points:
