Rental prices for landed ( or condos) very much depend on :
1. Condition ( old or new)
2. Number of bedrooms + Bathrooms
3. Any maid's room
4. Any granny room ( on ground floor)
5. Number of cars can be parked inside, any street parking
6. Amenities nearby, incl MRT and public transport, Schools
And most importantly, its LOCATION.

All the above will determine the tenant profile and rental that it can demand.

I have rented a 3 bedroom terrace for $9k while a corner terrace of 5 bedrooms for just $4.5k, both in the same street, same district.
