Hi Asyraf,

Yes, a 30 month wait out period from her EC sale will apply before you guys are eligible to apply for new EC again. The half resale levy for your spouse will be applicable also. You may wish to consider resale EC of 5 years or more, no such wait out period applies and you can buy immediately.

Hope the above clarifies. May I have more info and requirements about your plans so as to make better recommendations? Thanks and look forward to value-add to your housing plans.

Ivan was prompt in replying to my endless queries & concerns. He was very attentive to details and he knows my exact 'taste' during the process of house hunting. I would say that my requirement in getting a flat is quite high because i was looking for a flat located near my parent's as well as the MRT station. It impressed me that he could read my mind well which makes the whole transaction alot easier. I also love the fact that he is calm, not pushy & always ensuring me that there are still sufficient time to look out for other available houses. We are so thankful beyond words for his understanding and patience thoroughout the whole process. We managed to sell our BTO with extension & secure a 5 room flat without COV, located near my parent's and a 3 to 5 mins walk to the MRT station.

New EC Buyer Mr Huang : While we are searching for an agent to help us with purchasing a unit at Tenet, we get to know Ivan from PropertyGuru. Initially we had issue with the funding. Ivan has been extremely patients with all our questions and ideas during financial planning. Our ballot queue is not in the front, however Ivan has always been able to propose options for us to eventually get a decent unit that both my wife and i liked.Being the first timer ourselves, there are always so many questions marks and unknowns. Yet Ivan has been the one single person that we can always rely on, be it financial, legal, or even renovation related. The follow-up is literally within a snap of finger - we could always expect an accurate reply within minutes. It's a short and eventful journey, we are really grateful that such an outstanding and committed agent like Ivan is aroun d to support & guide us along the way. A big THANK YOU to Ivan for the great effort and commitment. Read More

Good morning Asyraf,

Yes 30 months waiting period will be applicable from the date of disposal of her EC if you guys are thinking of applying for new EC.

Do approach HDB to check on how many grant you might get as a first - second timer couple and how much resale levy will you guys be subject as well.

If not purchasing a resale EC or private condo will be more clear cut. Wont be subject to all these restrictions and rules.

Hope my sharing helps in aiding in your enquiry. May I know how can I value add further in your property needs?

Best regards,

YT Tan

Hi Asyraf,

1) Yes, it is applicable for your case to observe the 30-month wait-out period.
2) And 15-month wait-out period if buying a resale HDB flat.
3) Therefore if you wished to speed up your home building, you may have to consider a resale EC or private condo instead.

Please give me a thumbs-up if the answer provided is relevant to your main concern. Thanks!!!
