If you are taking bank loan, you can have the mortgage under one owner. CPF deduction will also be solely under The mortgagee.

What you wish to do is essentially decoupling to avoid paying Additional Buyer Stamp Duty. One party can do a part purchase of the shares in the property from the other party.

Good afternoon Kesh,

It can be done by withdrawing one name from existing Citibank loan but more details will be needed to confirm on this.

1) is it still under lock in period? If it's, you will have to bear penalty.

2) is remaining party able to take on the loan?

By just removing a borrower, you will still be subject to ABSD and CPF usage restriction.

Since you are thinking of doing this, will you be keen to find out more on tax savings and maximum CPF usage. For some circumstances, you might still be able to have reserved funds for emergency.

It is definitely possible. The rules states that the Owner need not be the Borrower, but the Borrower must be the Owner.

A very good example would be the Husband is the sole bread winner, and the Wife is a housewife with no drawn income. In this case, only the Husband can be the borrower, and the Wife can still be the co-owner.
