Hi I would like to know if corporate rent a HDB flat,whole unit for its workers and paying the rental for them,then who should pay the conservancy charges?
Lately I rented out my whole unit ,5 room HDB flat.I got an agent to find tenants for me.She got a corporate company.The company send 6 Philippine nurses to rent the house.
My agent said tenants will pay the utilities and corporate will pay the rental and I pay the conservency charges.What type of practice is this.If the whole unit is rent out then the one who is renting should pay for everything.If the landlord stays in 1 room then the landlord pays the conservency charges it's fair.Also to my suprise towncouncil said I am not eligible for the gst voucher and ask me to pay the full amount.I am a Singaporean and a merdeka citizen and wonder how can our government take back my eligibility and ask me to pay full amount for conservency charges .Is that fair.I rent out my unit not for investment .I got to settle some depts and also help my children with the medical expenses incurred for the father who us a Malaysian and taking treatment in Singapore for stroke.
I rent out the whole unit and my property tax also ,I have to pay high,I just dont understand this practices and laws.Even the commission to agent should be standardized.Agents should not charge commission above market value.Agent should state in the commission list that the market value for 1 yr is 0.5 mths and for 18mths is 0.75 mths and for 2 yrs is 1 mth.My agent did not explain regarding the market value and charge me 1mth for 1 yr and 2 mths for 2 yrs.I taught it's a standard recommended rate.After I sign the contract and shared with my friends I came to know that I was overcharged,The agent overcharged extra 1 mth rental for 2 yes contract and also plus gst.Rental no gst charged but why charged gst for commission.There should not be gst for commision. The agency should charge the agent for gst and not the landlord or tenants.
Overall I think Singapore market should seriously look into the property market practices.
I have already decided not to book the same agent if the corporate plans desided to renew after 2 yrs.
