Hi, i live in a 3 room old unit (the long and narrow kind) where i've renovated and divided the house into two with two separate "entrances". I would like to live in the left side of the house (originally master + common bedroom) and rent out the right side of the house (originally living room + kitchen + kitchen toilet). So the living room becomes a bedroom. Is this possible?

Alterations that lead to dividing non-bedroom areas into a "mini-unit" will necessitate approval from HDB.
This is improbable to happen.
Additionally, renting out non-bedroom areas contradicts HDB regulations.

Short answer: On paper, no, because HDB doesn’t allow you to convert a flat into two separate self-contained units or rent out an area that has been structurally altered to function like a separate dwelling. Living room can’t be legally treated as a bedroom, and creating a separate entrance isn’t approved use.

HDB’s rule of thumb is: you can rent out bedrooms, not a partitioned portion that effectively becomes its own flat.

Also worth noting, any unauthorised partitioning or layout change could be an issue if there’s inspection or future resale.

That said, many older flats have flexible layouts, and people sometimes get creative. Best approach if you want to do things cleanly:

• keep the approved floor plan
• rent out proper bedrooms only

I am unsure if the renovation done is approved but if it has been approved, this arrangement is possible. In fact I have seen units being renovated into dual key apartment within HDB before but they are 4 room flat instead of 3 room flat so I cannot really visualise how the outcome is for your place.
