You might not be aware that there are certain changes to HDB regulations. As of now, only buyers can apply for valuation after agreed on the purchase price with sellers then from there, buyers will know whether is there any element of COV.

Hi,

Since COV is on the downward trend, it appears to be good news for you as a buyer. I do have a high floor 5rm unit near Sengkang MRT, will you consider that?

For other doubts on HDB procedures, I will be glad more to share over email / phone. The important thing is if you feel the COV is too high and the deal is not worth going ahead with after paying 1K option fee, you can still pull out of the deal and forfeit the 1k option fee to the seller.
