May I know how much loan is currently outstanding for the property? This will affect the sales proceeds as well. Perhaps you could also share the property address so I can make better recommendations. May I have more info and requirements about your plans so to make better recommendations? Hi,

You have make the correct first step to ask aorund first rather than hearsay.

Indeed, you are not too far away by using an average per sqm price. However, do note that HDB is selling by per quantum rather than per sqm. Thus this is just assumption since there are no recent sales record to refer to.

(1) Let's just do a simple calculation just to have certain understanding:
Sales proceed = selling price - outstanding loan - (CPF + accrued interest) - legal fee - misc
Sales proceed = $285k - $67.333k - $98k - $2.5k - $1k
= $116.167k

This amount is consistent with majority of the sales transactions I've encountered, majority has a slightly over $100k if using merely CPF to pay monthly mortgage.
Only those that had use substantial cash throughout the mortgage will get back more cash or those that bought their flats in early 80's or 90's.

(2) You have to consider where you intent to shift to and the size of flat you are looking for before you can determine how much you need.
Amenities and public transport are the 2 major factors that affects the purchase price.

(3) The next thing to calculate is how much your possible budget, 2 major factors that determine is household income + age.
The younger you are, the higher financial support you could get.

(4) Last but not least is to remind you that if you intent to use HDB housing loan, you are subjected to right-size policy, and this will eats into your cash proceed.
