I am a Singaporean Citizen aged 29 and my partner (soon to be spouse) is a Foreigner (S Pass Holder) aged 31.
If we were to seek financing for a HDB home purchase, I understand we will be purchasing under the non-citizen spouse scheme.
My concern/doubt is the maximum loan we can apply for. I read somewhere that the foreigner can only be occupant and cannot be a borrower. Is this true? I also read that the maximum loan granted for a HDB purchase is capped by something called the Mortgage Servicing Ratio (MSR): wherein for our instance, only the income of the Singaporean Citizen is being taken into consideration for assessing the maximum loan quantum, such that only a maximum of 30% of that Singaporean citizen's monthly income can be used for the housing loan instalment? Is it true that even though the Foreigner is earning an income, his income will not be considered for granting the home loan?
