Hi Gurus, Intending to buy a EC with 1 mil budget. Currently in a 4 room HDB flat fully paid. Since my age is 50, when I searched bank loan calculators, my eligible loan amount is lesser. I heard that I can write a letter of undertaking to HDB that I'll sell my flat close to the TOP time of new EC flat and with that letter I can get a higher amount of home loan. Is this true? If true, where can I get details? Thank you

Hi,

Based on the scenario shared, an undertaking to sell the hdb does not equate a higher loan attainable from the banks for the new EC. Typically clients with similar case like yours I would advise to take up the deferred payment scheme for the new EC, where you just have to pay the downpayment and the loan payments will be deferred until TOP you collect keys. May I know which EC you are considering?

Dear Sir/Mdm,

For new EC, the loan calculation is slightly different as compared to a private condo as only 30% of your income is used towards the loan assessment. Therefore you eligible loan amount is lower.

For your situation, it will be recommended to take up the deferred payment scheme so that you can time the sale of your HDB close to the TOP of the new EC and minimise your loan and cash outlay.

Hi

Few points to note. 1 Buying an EC (BUC), HDB loan is not applicable. You can only get a bank loan to finance your property. 2 When you buy an EC, you will require to sign a letter of undertaking to sell your HDB flat.

Hi;

You are partly correct.. EC loans is based on MSR ( means lesser than what you can loan for pte condo) and you will need to undertake to sell your HDB when you purchase the new EC. I believe what you are asking is about the Bridging Loan to make up for the shortfall of your loan. Yes, its possible, but will need to do a calculation for your first before i can advise further.
