Hi Gurus,

Current Situation:
I have an existing DBSS unit reaching the MOP on 1st Feb 2019 where I intend to sell it off and upgrade to a condo unit.

My Question:
When would be the appropriate time to engage an agent to start marketing my DBSS unit?

Hi,

Prior to everything, it is ideal to understand the full picture of the financial plan and timeline before taking any next step. Thereafter, typically 1 or 2 months before the MOP date will be ideal to start marketing and also concurrently start the house search. Is there already a condo in mind that you are considering?

Dear sir/madam,

Real estate market is very much about the supply and demand. I am quite sure that your MOP period can coincide with a handful of your neighbours, which can potentially create higher supply in market and if number of buyers interested in this precinct is fewer than the supply line, it could become relatively tricky in terms of effecting a sale. Furthermore, this precinct is likely going to be targeted by fellow real estate professionals to get sellers to upgrade like you, therefore the product positioning will be critical to effect your upgrading process.

It is relatively immature to really say when is a good time to start the marketing process, but like what Ivan has mentioned before, 1 to 2 months prior the MOP will be a good guide to do so if you are working on a tight timeline, otherwise there should be no rush to do so, and you can do so when you meet your MOP. More importantly in my opinion is your targeted purchase, where similarly, if the projects you are interested in generates high demand with high transaction volume, you may wish to plan to kick off the marketing campaign of your existing place earlier such that you do not miss out on the purchasing opportunities.

Dear Sir/Mdm,

Usually I will advise my clients to market their place at least 2 months before the MOP date. However as your MOP date is in early feb and from experience, Dec till after CNY, the market activities is usually lower due to school holidays, festive seasons and CNY. Therefore, I will recommend you to start the actual marketing after CNY and tailor the upgrading plans according to this timeline.

For upgrading, there are 2 important factors to consider, one is the finances and the other is the timeline. For finances, it will be ideal if you can plan it such that you need not pay the Additional Buyer Stamp Duty upfront and can also use the sales proceed of your DBSS to fund the purchase of your condo. With careful planning of the timeline, you will be able to transit seamlessly from your existing HDB to the condo with the need of moving to an interim place to stay.

Depending on the location of your DBSS, you may or may not find a buyer easily. You can also expect alot of your neighbours wanting to sell off their properties at around the same time as you.

So, how do you make your unit stand out from the rest of your neighbours? How do you bring out the selling point of your flat? What kind of marketing platforms do you think will yield your desired result?
