Yes, you can purchase a house in Singapore with a citizen. If you're married, and buying your first matrimonial home, there will be no ABSD ffes, you only need to pay the normal 3-4% rate of BSD. If you two are unmarried, the ABSD fees will be higher. For a foreigner buying a condo the ABSD fee will be 30%.

Good morning Vinod,

If you are buying with your spouse, IRAS will consider the property purchase as your matrimonial home (ABSD remission) thus only normal 3 to 4% buyer's stamp duty will be payable.

If you are buying a private property with an unrelated party, there will be a 30% additional buyer's stamp duty payable on top of the 3 to 4% stamp duty.

1) It is possible to buy a house with a citizen as a foreigner.
2) If you are a married couple, you will be exempted from any ABSD and only subject to the normal buyer stamp duty.
3) However, if you are not related. Then the purchase will be subject to the higher ABSD incurred in a property purchase.
4) For your case, a foreigner purchasing a private condo is subject to a 30% ABSD on top of the normal buyer stamp duty.
5) When purchasing with a citizen, the higher ABSD is charged against this purchase which will be 30% ABSD.
