Hi, am I able to apply HDB housing loan or bank loan on behalf of my parents? Am I also able to apply for the housing grant (up to 80k) on behalf of them as I am the only eligible person in the family?

Context:
My mom is a housewife and my dad is working freelance thus I don't think they fit the criteria for a loan. I am currently working full-time govt job and I have a younger brother that is still studying. We have balloted a 4-room SBF flat ($295k) with my parents being the main applicants and we are planning to sell away our current 3-room flat.
We are hesitant to place 2k option fee to book the SBF flat if the answers to the two questions posed in the beginning were to be negative. Appreciate your prompt assistance.

Hi;

If your name is also under Applicant, then yes you can obtain a loan for the new house.. But if you are only an Occupier, then unfortunately you wont be able to do so as you are not the owner of the property. Hope tis helps..

Hi, if you are not an applicant but only an occupier, then you can’t apply for any loan in that case.

Hi,

1) Only owner is eligible to apply for housing loan be it HDB loan or bank loan.
2) In your situation, you may consider to apply as owner, rest of family; parents & younger brother to be occupier under public scheme.
3) However, be mindful that you are using up your 1st concession loan from HDB if decided to apply for HLE. There are no limit on bank loan though.
4) Secondly, you also used up your 1st timer opportunity. Having said that if your future spouse is still a 1st timer, and you apply with your future spouse, you will still entitled to 1st timer opportunity to BTO/SBF.

Before explaining further, I need to find out what do you mean when you mentioned your parents is the main applicant? Like what has been answered above, only the owner of the flat is allowed to apply for a loan. If you did apply the sales of balance together with your parents as joint owner, you will be eligible to apply for a loan jointly with them and in case your parents are not eligible for the loan, only your income will be considered in the loan assessment. Short answer:

1) Yes you can if you are co-owners with them. (Loan)
2) Yes you can if you are co-owners with them. (Grants)

*You just need to be aware that if you get married in the future, you cannot apply a HDB with your spouse until you sell this new one. Hope it helps !
