Hi, a couple here looking to purchase our first flat (4 room resale) in AMK/Bedok area (preferably less than 10 years old) and taking up HDB loan.

Both of us have limited knowledge in property and appreciate your kind assistance here:

1) Is there any upfront cash payment needed? If yes, what's the % of the buying price and % from CPF? If not, is it possible to use both our CPF in the payment of the resale flat?
2) What are the grants available for us as a first timer?The areas above are near to our parents.
3) How long is the grace period to submit the marriage cert upon signing OTP?
4) Typically, when should we start looking for flat if we are looking to get married in 2018?
5) What are the other fees that we should take note?

Hi,

Congratulations on new milestone.

You can only qualify for 1st timer grant of 30k and HDB loan if your household income is 12k/mth & below. The typical breakdown for a 1st timer couple is as such (if you can qualify for HDB loan)

10% CPF
90% HDB loan
3% approx stamp duties and legal fees
1%+GST for commission
HDB admin fees approx 500
Cash over Valuation (if any)

The last 3 items will be only in the form of cash. Do note both your CPF OAs will be fully drawn down and utilized if taking HDB loan.

For the Proximity Housing Grant (PHG) of 20k, you must be purchasing within the same town or within 2km of your parents place.

The whole process can take about 9-12 months (from house search to move in), hence its actually a good time to start.

1) In any property purchase ie HDB, there will be a sum of cash needed. 2) Housing grant is available to 1st Timer subject to the prevailing housing policies.

With regards to item 1 & 2, we may assist you in doing a pro-forma buying and closing cost including the grant for your understanding.

3) There will be a timeline for the submission of marriage certificate and 4) the search to completion.
