Hello,

My wife and I are Singapore PR (more than 7 years). We are planning to get our first home in Singapore.

My question is, understanding that we must release any oversea property if we were to get a HDB, can we invest/purchase oversea property after fulfilling the MOP? Also, are we liable to second property tax or ABSD then?

Hi,

Yes you have to sell away your overseas property within 6 months of getting resale hdb. After fulfilling the 5 years MOP, yes you can purchase private or overseas property.

ABSD only applies to residential property purchases in Singapore, hence you will not be liable.

    Thanks for the reply. We are considering both condo and resale HDB. As we understand there are restriction for the first 5 years if we were to get a HDB, we want to make sure we are flexible to invest oversea property after the MOP, the same flexibility if we are to get a condo.

Hi Sir,

You can proceed to buy a resale HDB first, and then sign an undertaking letter to dispose off your overseas properties within 6 months of completion of your purchased HDB flat.

Upon fulfilling the MOP for your HDB flat, you are free to purchase overseas properties for investment.

Take note that ABSD is only applicable for Singapore Residential properties. You can opt to purchase overseas properties or commerical properties in Singapore, without having to pay the extra stamp duty.

Having said that, nobody will know 5 years down the road, whether the ABSD will be removed. If it is removed, you can have the option to purchase a private residential property in Singapore too. It depends on the housing rules which the Government implement time and time again to maintain as much stability as possible in Singapore property market.

Broadly, the policy dictates the disposal of any overseas properties if you intend to purchase a HDB resale unit.

After MOP if you intend to buy locally a private property, you will have to dispose of your HDB flat.

Hi buyer,

Do note that you're already liable for ABSD on your first property, be it HDB or not; if you choose to get a private property after fulfilling the MOP, you have to notify HDB before you exercise the OTP, and sell your HDB flat within 6 months of the sale completion.

Good evening buyer,

Yes you must dispose off any interest in overseas property within 6 months from the HDB purchase completion date and you have to fulfill 5 years MOP before you can invest in overseas property.

If you dont wish to miss out on and flexible to invest in any good investment property, perhaps you should consider purchasing a private property instead. So you wont be restricted by MOP and dont have to dispose off any current overseas property.
