Hello, I am Mrs Chan from HK. Our family will relocate to SG in June as my husband will report duty to a SG company. We wonder how many monthly income records in SG is needed so that we are eligible to apply for home loan of HDB resale flat from HDB or bank. Is it possible to count the income records in HK?

Good morning Mrs Chan,

welcome to Singapore soon.

Just a quick check, are both of you at least Singapore Permanent Residents for 3 years? or at least one of you is a Singaporean?

Reason being is that foreigners are not eligible to purchase public housing (HDB) in Singapore unless there's a Singaporean in the family nucleus.

Overseas income can be taken into consideration for loan assessment but there might be haircut to the income. For example, only 70% of the income will be used for loan assessment.

Or either one of you is a local citizen? If both of you are SPR and been one for at least 3 years, then you could only go for bank loan which I could refer a mortgage broker to you.

Hi Mrs. Chan,

1) You are eligible for an HDB flat under the Non-Citizen Spouse scheme.
2) In general if your husband is earning an income with a monthly CPF contribution. He must be in continuous employment for at least 3 months if the basic salary is fixed.
3) Since he has been working in HK, implied his income will be without monthly CPF contribution, he has to be in continuous employment for at least 6 months.
4) On top of (3), he must have good credit standing and consistent positive cash flow as evident from the bank statements for at least 6 months.

5) He may put up his application on the link provided on (4) for his HDB loan.
6) Overseas income is counted for a mortgage application but properly for a hair-cut rate of 30%. Meaning only 70% of the income will be used to assess under the MSR (Mortgage Servicing Ratio).
7) A HLE (HDB Loan Eligibility letter) is valid for 6 months from the day of issue. Thus don't worry that it will expire in a short time.
