Hi,

There's no doubts that the current Covid-19 situation has dampen Buyer's interests. Buying properties (especially for investment purposes) is not of a priority in today's situation.

However, in my opinion, the demand for properties will be back once the situation improves. This is due to the pent-up demand. And the longer the situation drags, the bigger the pent-up demand.

If your properties is selling vacant possession without tenancy, I would like to think that it will be easier to sell off once the circuit breaker is lifted. For properties with tenancy, I still think that the demand will be subdued.

As for renting, rental demand is strong. In fact, I had just closed a rental unit without viewing. The Tenant just committed to a 2 years lease based on photos and floorplan.

Do the circuit breaker period in Singapore, physical viewings are not allowed and many tenants are not willing to shift during this period as they may face difficulties in getting a mover of purchase any necessities for their new place during this period. Moreover signing of physical documents involving face to face contact are prohibited. There is a difference between selling and renting. For renting wise, the market will still be there as foreigners will always need a place to stay. Its just a matter of them finding the right time to find a place of stay as most tenants are extending their tenure for a shorter period from the current landlords at least till the circuit breaker period ends. Good afternoon,

The official guidelines from the authorities is that no physical viewings can be conducted, hence explains the slowdown in activity. There are also other uncertainties in that bank approval for home loans can take longer time which may slow down the buyer decision making process.

Dear Sir/Mdm,

I would not say the the market has come to a standstill but the enquiries have indeed dropped tremendously. Under this circuit breaker period, realtors are not allowed to conduct viewings physically and neither can buyers view houses physically. So what my team and I have done is that we are showing houses to prospective buyers through short walkthrough videos. This will help to keep the buyers interested during this period and once the circuit breaker is over, we can quickly arrange fo viewings.

First week of circuit breaker period have just passed not too long and many people are still getting used to the huge chance in routine. So it is also very normal that they will not have the mood to make any enquiries knowing that they cannot view the houses physically now as well. I am speculating that once our people gets more used to it, then the enquiries will slowly come back, even though it will still not be as much as normal.

I do understand your frustrations now especially if you have a very strong reason to sell off your HDB. Maybe what I can suggest is for you to contact me and we can setup an online meeting between your family and my partner and I. Hopefully we can use that opportunity to see how we can help. No worries as the meetup is non obligatory and we can just take it as a chat.

I would say the response has definitely dropped during this Circuit Breaker period. Physical viewings are also not allowed.

However despite this, I am still getting response for a few of the properties I am marketing and have closed 2 rentals in the past week. This is made possible thanks to pictures, videos, follow ups, long discussions with the potential tenants, etc to give them as much information as possible and let them confirm on the unit, without having seen it in person.
