For HDB resale using HDB loan, could I fully use my CPF OA to service my property up to valuation limit of the property?
(Eg. If property cost $600 000 and is valued at similar price, can i fully use CPF OA to service my monthly mortgage?)

This is assuming if the property has 57% LTV and has a lease below 60 years old (Unable to reach youngest buyer to age of 95)

Asking this as some agents did not inform their client that they may hit the max CPF usage in the future. Hence i would like to clarify on this

Hi

If the balance lease does not last the youngest buyer till 95 years old, the valuation limit will be pro-rated accordingly based on a formula set out by CPF board, as a percentage of the valuation. This means once CPF OA usage hits that limit, no further CPF OA can be used for repayments.

You can use the above calculator to calculate.

Once the limit is reached, future repayments have to be in cash.

Hi,

1)There are in general 4 factors that affect the amount of CPF usage in property:
(a) Remaining lease of the property (youngest age of owner + remaining lease >=95)
(b) Type of property (New or resale)
(c) Loan Type (Bank or HDB)
(d) Whether it's your first or subsequent property (2nd and subsequent)

2) Ideally the property's remaining lease + youngest age of buyer >= 95. Means the property can cover the youngest owner until age 95.
(a) For BTO/SBF using HDB loan can use OA savings to pay the flat loan in full, inclusive of interest generated throughout the loan tenure.
(b) For resale using HDB loan can use OA savings up to the valuation price at the time of purchase. You have to set aside your BRS before allowed to use the excess OA to pay for the interest generated.

3) Assuming fulfilling (2) 95 rule but using bank loan:
(a) For BTO/SBF, can use up to another 20% of the valuation price of the property at the time of purchase. You have to set aside your BRS before allowed to use the excess OA to pay the interest generated. Otherwise, you will have to use cash instead of the OA.
(b) For resale, OA saving can only can cover the valuation (LTV) of the property at the time of purchase. Have to set aside your BRS before able to pay for another 20% above the valuation. Any remaining loan payments must be in cash.

4) For 2nd and subsequent property:
(a) Buyer has to set aside BRS when owning a property that last till age 95. Excess amount in OA can be utilized to pay for the property according to bank loan rules stated in (3).
(b) Buyer has to set aside FRS when not owning a property that last till age 95. Excess amount in OA can be utilized to pay for the property according to bank loan rules stated in (3).
