Dear gurus, I bought a condo when 3 yrs ago (SPR status), paid 5% ABSD. Last year I actually moved out from Singapore and rented out the condo.

I would have to get my PR re-entry pass renewed in March 2018. Looking at my current situation, I doubt if my PR re-entry pass would get renewed. If I didnt manage to get my re-entry pass renewed,

a) Can I still enter Singapore using "visitor" pass to do the necessary S&P transaction?
b) I intent to buy second property next year for rental yield and capital appreciation. Is the ABSD at 10% (SPR second property rate) or 15% (foreigner's rate). Some said "PR" status will never get revoked but only the re-entry rights to singapore get affected.

Hi, of course you would still able to enter Singapore as a foreigner status even after your PR is not longer valid. And for your case purchasing the next property assuming as a foreigner, stamp duty will be at 15% + 3%. Pls feel free to let me if you need any assistance.

1. You will still be able to enter Singapore to settle the necessary paperwork regardless or whether you are a SPR or foreigner.

2. The Additional Buyer Stamp Duty (ABSD) would depend on your residency status at the point of purchase. If you are still a SPR, then it is 10%. However, if you are a considered a foreigner then it will be 15%.

Good morning,

In the event that your re-entry permit is not renewed, you can enter Singapore with visitor’s pass. ABSD payable would be 10% as it would be your second purchase. Mortgage loan would be at maximum of 50% I feel your current property is still on mortgage.

Hi,

No problem, you can re-enter Singapore to sign all documents (S&P agreement or Tenancy Agreement), even if your PR is being revoked.

As for ABSD rate for your next purchase, it depends at the point of purchase what's your residence status. If you remain a PR, you will incur 10% ABSD. If you are no longer a PR, you will have to pay 15% ABSD.
