Dear Guru,
Today i went to view a unit that is within my budget at Bukit Panjang. Seller agent say can close at 15k for the COV. I say okay but on 2 condition he need for us to exercise the option.

1)On the OTP form he will put as $8k. But remainder $7k on first appointment to issue another cash cheque for his referral fee.
2)Another cheque of $3k for his commission.
Is that ethical or unethical for an agent to work out in this way??
I am in a total big dilemma as my wife really like this unit.
Can someone really here advice.
