in the process of early termination of lease, landlord and tenant agreed for replacement in two months notice time. the landlord is strict in terms of approving the replacement (means only single tenant replacement for the TA signed). in terms of tenant fails to find expected replacement the tenant will loose deposit money and agent fee that the owner paid.
in the TA, only two possibility are written. 1. pay the prorated rental for unexpired months or replacement subject to landlord approval. but never written what will be the consequence of failing to find replacement.
i am struggling with owner to co-operatw with me hence i can find replacement and claim my money. but owner says no family, no couple, no bachelors but only single tenant like me.
The owner once agrees to unlock the room and want to give the keys, but she changes her mind again.
any suggestions? what happens if i want to go with black and white policy.
