Can I borrow personal loan to pay 5% downpayment, 20% from HDB grant, CPF and borrow 75% from Bank loan to purchase a 4 rooms flat? Me and my husband do not have any debt. Is it our borrow amount are within 60% of TDSR, it should be fine?

Are you eligible for HDB Loan? You may wish to check on your Home Loan Eligibility for HDB home loan. Minimal cash can be planned for. By taking up a personal loan, your TDSR will be affected therefore your home loan amount from the bank will also be affected. In addition, HDB home loan from bank is based on 30% MSR instead of 60% TDSR.

Hi,

1) The banking system in Singapore is very transparent. All bankers have a protocol to follow when coming to the mortgage loan.
2) The 1st thing they will do is to get a credit bureau report on the intended borrower. Thus your personal loan will be reflected on the credit bureau report.
3) Even if they submit your loan application, your mortgage loan will be reduced according to MSR. Thus you might not be able to get the 75% that you wished to get.
4) Either you save up some cash to prepare for future purchase or try to apply for citizenship to eligible for an HDB loan.
5) Once eligible to HLE, you will be getting greater financial assistance of 90% Loan-To-Value, in which the 10% can be entirely pay using CPF or grants available.

Although it is possible, from my experience most banks will approve your loan well below TDSR limit especially for HDB units. I am specialised in HDB transactions and is able to assist on your plans. It is possible, but do speak to a banker on how to structure your personal loan, so as not to affect your TDSR and ensure that you will still be able to borrow the 75% from the bank.

Alternatively, you may wish to check if you could qualify for HDB loan instead.
