Can Gurus advise why there is such a big price differential between D11 condos and D12 condos at Novena vicinity. Will there be potential for D12 condos to close the price gap? I am referring to freehold condos. Is there good investment potential for D12 condos in Novena? Thanks

Hello June,

To answer your question, let me first give you some insight into "how" properties are valued. In your question is the answer:

The District.

Valuatations are performed on sampled properties within "districts" and it so happens that the core districts (9,10,11)have had the higher price, thus when new properties in D11 are compared, the median would definatedly be higher than properties in D12!!

Thus, it comes down to a matter of budget/and or, the expected gain which you wish to make on the properties.

Nonetheless, there will always be value properties appearing on the market, for example, we just transacted a new launch project in D11 @ $1450psf, which is unheard of in D11.
