Buying first hm ( private). My wife, kids, and I stay with my parents. Am not moving out. But was thinking of buying a apt for rental income, investment.

Monthly income: 13k+, my wife works part time 2k

My cpf: ord ac 400+k (excl those tht withdraw for shares inv ), special ac 135k. Med ac max.

My wife cpf: ord ac mayb ard 40k

Base on current contribution rate.( approx income from 2 co, 10k + 3k ). My special will hav min 250k in 5yrs time. When I turn 55. Cos majority of the cpf contribution is channel to sp ac.

What my best option?
Considering I will definitely hv min cpf sum of 161k in 5 yrs.

Loan not more than 10 - 15yrs

Rental income plus monthly cpf contribution for loan repayment

Currently, 0 outstanding loan

Current 50, wife 41 :p

Evening,

For buying of property before the age of 55, you can utilize all the funds in your CPF OA. Being your first property, you should be able to obtain 80% loan. Based on your age, you can obtain max of 15 years loan, subjected to income and credit status.

Hi,
With your income and CPF OA balance, it is the right time to purchase your 1st home. Fyi, if you purchase a hdb, it is not eligible to rent out the whole unit during the MOP.
Base on the monthly income of 13K without serving any other loan, the estimated loan amount is 1 million with 15 year loan tenure. It is not advisable to stretch out to max, hence I would suggest to invest a 2 bedroom condo below 1 million.

Based on your combined income and my estimation, you should be able to obtain max 80% loan of about $900k (10 years) to $1.25m (15 years). But it will be best to left my banker advise you on this.

Since you will have enough funds for full retirement sum, you can choose to utilise all your CPF OA funds for this purchase. This will reduce the loan quantum thus lowering your monthly mortgage repayment.

With your financial ability to obtain optimal loan and sufficient CPF OA funds for downpayment, you can look at units ranging from $1.12m to $1.55m provided you have sufficient cash for downpayment as well.

Dear sir,

Like what my fellow professionals have indicated, you do look like you have healthy financial profile for the prospective purchase, nevertheless, given your age, I would not encourage you to look into maximising your loan amount. Probably a loan figure of $300k to $400k would be comfortable for your monthly mortgage to cover as I do not advise you to "slog" for this investment but rather you ease out towards your retirement and enjoy the rental income by then.

Let me know what your thoughts are and plans moving ahead on top of your intention to purchase. I do have a number of going to TOP projects or tenanted units you may wish to consider.

I'm glad you explored this option of buying a property for investment passive income.

Given that you're 50 this year, it is always a wise decision to utilise your CPF monies before you turn 55 years of age. Monies invested in property is always better than monies locked up in CPF.

With sound financial planning, you can draw a monthly passive income from the property rental. This is just as good as drawing monies from your CPF, but with added advantages of owning an asset. Your capital will be preserved.
