Hi, for SPR purchasing a HDB flat, you and your spouse will need to be a SPR for at least 3 years. And yes you would be required to dispose off your overseas property or to transfer the ownership away.

1) Generally, you will have to dispose of any property you may have. 2) The housing grant and HDB loan are availed to citizen only. 3) You may appeal and the decision is with HDB.

To be eligible to purchase a HDB flat, you will need to be married, and both you and your spouse will need to be at least 3 years SPR.

Otherwise, you can consider private properties instead.

Hi,

1) You may proceed to purchase but will sign an undertaking letter promise to sell your overseas property within 6 months.
2) As SPR, you can only apply for a bank loan. A housing grant is only available if there is an SC in your family nucleus.
3) You may appeal for a longer period in the event you have difficulty finding a buyer. You will have to show proof of selling it at a reasonable market price, and utilize all marketing resources available. HDB will have the final say on this.

1) Only SPR married couple, with or without children, and who has already hold SPR status for more than 3 years is eligible to purchase a resale HDB.
2) Maximum bank Loan-To-Value is 75%. You have to prepare at least 5% cash, 20% cash, and/or CPF for your downpayment.
3) Other costs such as:
a) Buyer stamp duty (~3%) [CPF if sufficient]
b) Additional Buyer stamp duty (5%) [CPF if sufficient]
c) Legal fee: ~$1,500 (cash)
d) miscellaneous: ~$1k (cash)
e) Mortgage stamp duty: $500 [CPF if sufficient]
