7 HDB Rental Flats and Condos to Check Out With a $3,500 Budget in Singapore
Renting in Singapore has become more expensive with condo and HDB rental prices increasing for 18 and 24 months respectively. This is no surprise, especially considering the COVID-19-induced construction delays in Build-to-Order (BTO) flats and new condos.
According to the Urban Redevelopment Authority’s (URA) real estate data released on 22 July 2022, private residential rental prices increased by 6.7% in Q2 2022, compared to Q1 2022 which saw a 4.2% increase. The rental market is booming as well, with prices growing 6.7% quarter-on-quarter (QoQ).
This could be due to the rising demand for more personal space and privacy, with more families preferring larger units to accommodate the family as more members of the family work and/or study from home during the day. According to our Singapore Property Market Report Q3 2022, we’re expecting another red-hot quarter for the private property rental markets in Q3 2022, as more expatriates return to Singapore.
So what are you to do if you’re in need of an affordable roof over your head? We’ve got your back: If you are looking to rent, here are seven HDB flats and condos for you to consider.

More FAQs About Renting in Singapore

The monthly rental in Singapore for a room starts from $240 onwards. You can check out the latest rental prices on PropertyGuru.

Renting in Singapore is a simple 3-step process: Find your desired home to rent, sign the Letter of Intent to secure your rent and then sign the Tenancy Agreement to start your rental.

Although rental prices have increased, it is still considerably cheaper than buying a home in Singapore as the second quarter of 2022 saw a continued rise in HDB resale prices.

There is no hard and fast rule, but consider spending 40% or less of your disposable salary on your monthly rental fees. This ensures that you have enough to spare for your monthly expenses and still have some leftover cash to save for a rainy day.

HDB flats can be rented from PropertyGuru's listing site or through HDB's Public Rental Scheme.

Yes, but you will be subject to HDB's Non-Citizen Quota.
