Grand Dunman is a mega-development which was surrounded by tons of buzz during its launch last year. And live up to the hype it did. Over its launch weekend in July 2023, the project saw 550 of its 1,008 units sold, for an average price of $2,490 per sqft (PSF).
The project is set to receive its Temporary Occupation Permit (TOP) in 2028. While that is still a few years away, we couldn’t help but wonder what it would be like living in a Grand Dunman condo unit. In this article, we’ll shine a spotlight on the condo and its surrounding neighbourhood for this Grand Dunman review.
History of the Dakota/Kallang District
Located in District 15 on Dunman Road, the 99-year leasehold condominium resides in the vicinity of the Old Airport Road Estate.
Before World War II, Kallang Airport was built a short distance from Old Airport Road. It officially opened in 1937 and remained functioning till 1955. In its heyday, Kallang Airport was the primary airport for civilian air traffic and had state-of-the-art facilities. Upon the airport’s closure, the surrounding area transitioned into a residential zone.
The land around Old Airport Road became one of the first public housing estates, transforming the area from an aviation hub into a residential heartland. Today, the Old Airport neighbourhood retains its nostalgic charm. However, there are several new exciting changes we can expect in the future.
2-Minute Walk to Dakota MRT
Arguably, the best part of living at Grand Dunman is being in close proximity to Dakota MRT station. A short two-minute walk will give residents access to the larger MRT network via the Circle Line.
From Dakota MRT station, Paya Lebar MRT station (East West Line and Circle Line) is one stop away. The trio of malls – PLQ Mall, SingPost Centre, and Paya Lebar Square – are within easy reach to fulfil your entertainment and everyday needs.
For drivers, the property is connected to the rest of the island via the Pan Island Expressway (PIE) and East Coast Parkway (ECP). Whether you choose to commute via public transport or car, getting around is a breeze thanks to the condo’s excellent city fringe location.
Parents with children of school-going age can send their kids to nearby education institutes such as Kong Hwa School (within 1KM), Dunman High, Chung Cheng High School (Main), Tanjong Katong Girls’ School, Tanjong Katong Primary School, and Tanjong Katong Primary School.
Becoming a Sports and Lifestyle Destination: Kallang Alive Masterplan
As it is, Grand Dunman is a short five-minute car ride or two MRT stops away from the Singapore Sports Hub. Comprising the National Stadium, OCBC Aquatic Centre, Kallang Wave Mall and related facilities, the area is already a known sports and lifestyle hub.
However, the Kallang Alive Masterplan is set to develop the precinct around the existing Sports Hub even further. In the next decade, the old Kallang Airport and Kallang neighbourhood is set to become a vibrant sports and lifestyle destination.
The goal is to support and grow the local sporting scene. Some of these plans, which will gradually open in phases over the next decade, are:
- Constructing a new Singapore Indoor Arena to house up to 18,000 people (as compared to the 12,000 people that the Singapore Indoor Stadium can hold)
- Paving new cycling and walking routes as part of the Kallang Alive Gateway and Loop (so the waterfront area is linked across Stadium Boulevard and Nicoll Highway)
- Turning the main road cutting through the Sports Hub into a pedestrianised community boulevard with cycling and running tracks
- Opening Kallang Football Hub with sheltered playing fields and Kallang Tennis Hub with seven indoor courts and 12 outdoor courts
- Enhancing the waterfront area of Kallang Wave Mall and OCBC square
- Consolidating the training facilities for key sports in National Training Centres
- Building new sports science and sports medicine facilities
- Having the Singapore Sports School relocating from Woodlands to Kallang
Sporting enthusiasts who reside in Grand Dunman will benefit from this facelift. Whether you play competitive sports or enjoy leisurely evening strolls, there’s something for every resident.
Enjoying the Beach: ‘Long Island’ Reclamation Project
Grand Dunman residents are a 8-minute drive or 10-min cycle from East Coast Park. Residents can enjoy cycling, rollerblading, and jogging by the beach. There are also various water sports available such as kayaking, windsurfing, and wakeboarding.
Another upcoming project is the ‘Long Island’ project where 800ha of reclaimed land would be built off of the East Coast shoreline. An enclosed freshwater reservoir, 20km of new coastal and reservoir parks, and potentially 60,000 private and public properties could be built on the site. Long Island would also guard against rising sea levels and serve as coast protection for our shores.
With the Park Connector at the property’s doorstep, living at Grand Dunman presents residents with plenty of choice for outdoor recreational activities.
Food Choices Galore
But enough of the future for now. When it comes to food and existing dining options, Grand Dunman offers its residents the best of both worlds.
If you’re a foodie, you’ll appreciate how the trendy cafes, bars, and restaurants along Joo Chiat are a short 10-minute bus ride away. You can walk along the Peranakan shophouses or spend a lazy weekend afternoon browsing the many specialty shops which dot the neighbourhood.
When you’re in the mood for local fare, the Old Airport Road Hawker Centre is a 6-minute walk away. Often regarded as one of the best hawker centres in Singapore, you’ll find everything from iconic dishes such as char kway teow, prawn noodles, lor mee, and roasted pork rice. The nearby Geylang neighbourhood also offers cheap and delicious eats.
Grand Dunman: Minutes from Dakota MRT and Lifestyle Hubs
It’s no wonder homebuyers and property investors turned their sights towards Grand Dunman, despite other nearby projects being launched. Those who currently live in the East Coast and east side neighbourhoods appreciate the blend of urban convenience and serene living offered by the condo.
Millennials, who have grown up in the surrounding landed enclaves and private homes, would see Grand Dunman as a suitable choice should they seek to live in a condo close to family. HDB upgraders and those looking to ‘right size’ will also view this District 15 condo as an attractive option.
