Bukit Batok is considered a non-mature estate as it is less than 20 years old. This means HDB resale flat prices here are more affordable, despite having the amenities of a typical mature estate.

You’ll also be near to green spaces such as Bukit Batok Nature Park and the famous “Little Guilin” landmark within Bukit Batok Town Park. The town is also close to 2 stations on the Downtown Line, Cashew and Hillview for easier transportation and convenience.

The only issue is perhaps the location on the west side of Singapore — but with the nearby Jurong as the up and coming “Orchard Road of the west”, that’s no problem at all.

Bukit Panjang HDB resale flat prices are what you would expect from a non-mature estate, but are on the higher side.

It makes sense, though, as there are good transportation links via LRT and the Downtown Line, plus it has green spaces such as Zhenghua Park as well as job opportunities at the International Furniture Park in the Sungei Kadut area and Mandai Industrial Estate.

Development in Bukit Panjang has been steady but the estate still retains its peaceful charm. Residents are served by shopping malls such as Hillion Mall, Bukit Panjang Plaza and Fajar Shopping Centre, and have easy access to other amenities.

It ain’t cheap to get a HDB resale flat in Bukit Timah. For one, private property dominates this area, and you’re in close proximity to elite schools, artisanal grocers and fancy dining options. 

The area is well-served by public transport such as buses and Downtown Line stations, and you can still get affordable hawker fare and groceries from the Bukit Timah Market & Food Centre.

Spend your weekends and off days exercising at the Bukit Timah Nature Reserve, and hang out at Beauty World Centre for its old-school charm. For someone who likes a combination of the heartland vibe in a well-heeled neighbourhood, Bukit Timah is definitely a HDB estate that seamlessly straddles both worlds.

Choa Chu Kang is a stone’s throw away from Bukit Panjang via a short feeder bus ride or LRT trip, so you’ll enjoy the amenities and connectivity between the 2 non-mature estates.

The average price of a 4-room HDB resale flat in Choa Chu Kang is slightly lower than that of Bukit Panjang, so staying here instead of the latter might be a cheaper alternative if location is non-negotiable.

Enjoy the good transportation links via LRT and the Downtown Line, plus green spaces such as Zhenghua Park. If you want to work near home, there are job opportunities at the nearby International Furniture Park in the Sungei Kadut area and Mandai Industrial Estate.

Expect to pay about half a million for a 4-room HDB resale flat in Clementi — the upper mid-range in a mature town. However, considering the estate’s well-connected location, amenities and upcoming developments, it’s good value.

According to the URA draft master plan 2019, expect to see more green spaces along Sungei Ulu Pandan and Sungei Pandan Kechil. There will also be more eldercare facilities in West Coast Park, as well as more housing and other rejuvenation to the estate.

Clementi is served well by transportation networks, and there are plenty of amenities for its residents such as shopping malls. You’ll also be near to educational institutes such as the National University of Singapore, Ngee Ann Polytechnic, ITE College West and the Singapore Institute of Management.

Welcome to the “Orchard Road of the west” — Jurong. In particular, Jurong East has all the action, what with a hotel, a cluster of 3 major shopping malls, government buildings, an sprawling industrial estate and international business park, big hospitals and more.

The best thing? Your 4-room HDB resale flat is practically half the price of what you can get at the real Orchard Road.

If you’re a city person and staying in the west worries you, don’t fret. Jurong is extremely well-connected via transportation networks. It’s west enough, but not as ulu (isolated) as Jurong West or Tuas. There’s always a hubbub of activity in Jurong East, so you won’t miss the vibrant atmosphere that you’re used to.

There’s also the added benefit of staying close to green lungs such as the scenic Jurong Lake Gardens and Chinese Garden.

Just like Jurong East, enjoy the amenities of the “Orchard Road of the west”, but stay slightly further away from the hustle and bustle. Housing prices in Jurong West are also slightly lower than that of Jurong East — which makes it an even more affordable option for westies.

You’ll be closer to the Tuas industrial area, as well as the Nanyang Technological University and the National Institute of Education. Other areas of note include Wenya Industrial Estate, CleanTech Park and Tukang Innovation Park.

Residents have added transportation convenience with the upcoming Jurong Region Line, slated to open in 2026. You’ll also be close to Jurong Lake Park and the tranquil waterfront of Jurong Canal.

Lim Chu Kang/Tengah (upcoming) HDB resale prices 

Keep an eye out for developments in the Lim Chu Kang/Tengah area as a slew of new HDB BTO flats are being built there.

It’s like a fresh canvas, as this neighbourhood doesn’t really have other large-scale developments. Dubbed “Forest City” where residents can be “At Home with Nature”, Tengah is planned to be a lush town with community farms and Singapore’s first “car-free” HDB town centre.

Stay amidst greenery in a sustainable town, yet close to established neighbourhoods such as Choa Chu Kang, Bukit Batok and Jurong.

In the future, Tengah will be served by the upcoming Jurong Region Line and an integrated transport hub with a network of cycling paths to promote it as a “car-lite” town.
