Bedok is yet another bustling mature town, with a plethora of amenities, delicious food (East side, best side?), educational institutes and good connectivity. Average HDB resale flat prices here, while higher than that of a non-mature estate (other than Punggol), are generally mid-range among units in other mature towns.
Those who stay in Bedok are relatively close to the airport (which also offers many dining and retail options), near the scenic Bedok Reservoir and East Coast Park, and have a slew of tertiary institutes to choose from — Temasek Junior College, Tampines Junior College, Victoria Junior College, Temasek Polytechnic and ITE College East.
Residents in Bedok also benefit from the Downtown Line / new Thomson-East Coast Line.

Geylang may be known as Singapore’s red-light district, but it’s equally well-known for top nosh, durian and bustling supper spots. It’s central location also means that it is well-connected via public transport, with developers increasingly looking towards the area.
It’s no surprise that the average price for a 4-room HDB resale flat in Geylang is now half a million — but that’s still a good price for a mature estate in a central location.
Especially after URA announced the rezoning of Geylang in 2015, residential zones were redesignated for commercial use. This means space for more businesses and less supply of homes in the area — a good opportunity for investors. In addition, Geylang is just 10 minutes to the CBD and close to the new business hub in Paya Lebar.

HDB resale flats are on the pricier side in Kallang/Whampoa, and that’s because this mature estate is close to the city centre — plus there are attractions such as the Singapore Sports Hub, Kallang Riverside Park and easy connectivity through the park connector network to the Marina Bay area.
Enjoy watersports activities at the nearby PA Water Venture at Rhu Cross, jog along the upgraded Pelton Canal park connector, and catch major entertainment acts at the Singapore Sports Hub along with a bout of shopping at Kallang Wave Mall.

HDB resale flats in Marine Parade aren’t as astronomical as one would expect, given the number of private residences in this well-heeled area.
The neighbourhood is a bit messy now, as there are ongoing construction works for the Thomson-East Coast Line, but this will definitely boost its already good connectivity in the near future.
Residents of Marine Parade have a plethora of choices — from affordable fare and goods at the town centre, to speciality gourmet shops and eateries, as well as traditional goodies and longstanding brands in the heritage area.
The ever-popular East Coast Park is also a stone’s throw away. Enjoy weekend barbecues, cycle to the jetty for seafood feasts, take an evening stroll/jog by the sea and partake in spectacular sunsets or plane spotting.

Prices are affordable for this mature coastal town, which gets its name from “white sand” in the Malay language.
Pasir Ris is close to many parks and water bodies such as Pasir Ris Park, Pasir Ris Beach Pasir Ris Town Park and Lorong Halus Wetland. It’s also near to the recreational areas of NTUC Downtown East with chalets for a long-deserved weekend break, as well as Aloha Loyang Resort and Aranda Country Club.
The east side of Singapore is also much more accessible now with the Downtown Line and added bus services that ply this part of the island. In addition, Pasir Ris is also close to Changi Airport for more shopping and dining options.

HDB resale flat prices in Punggol are pretty steep in comparison to other non-mature estates (it’s almost on par with mature estates), but as one of the most popular towns with a gorgeous waterway, upcoming amenities, a shopping mall and lots of future developments underway, it could be well worth the price.
One of Punggol’s highlights is a 1.5km heritage trail along Old Punggol Road, which links Punggol Waterway Park and Punggol Digital District to Punggol Jetty. You’ll also be near the waterfront where cycling, dining and even horse-riding activities are available.
In addition, Punggol Town Hub is slated to open next year (2021) with amenities such as a regional library, hawker centre, community club, child care centre and health service centres. It will have the Linear Green walking path under the viaduct, with easy access to playgrounds, fitness corners and links to SAFRA Punggol and Punggol Regional Sport Centre.
If you’re worried about transportation, there are planned enhancements to Punggol’s connectivity that include road improvements.

From a quiet new estate in the 1990s and early 2000s, Sengkang is now a hive of activity with a plethora of amenities. Prices for a HDB resale flat are on par with that of Punggol’s, but might be slightly cheaper as Punggol’s resale properties are newer.
Residents are served by shopping centres Compass Point, Rivervale Plaza and Fernvale Point, community clubs, and educational institutes. It’s easy to get around Singapore from Sengkang, with transportation links via MRT, bus and LRT.
Further developments are in place and planned for Sengkang, with new amenities at The Oval @ Seletar Aerospace Park, a park at Hampstead Gardens, new large childcare centres and the mixed-use space around Buangkok MRT Station.

When nex mall at Serangoon first opened, shoppers swarmed the new retail attraction. Today, it remains a popular family destination, especially on weekends due to its slew of F&B options, huge 24-hour FairPrice Xtra, community library and movie theatre.
Serangoon is also known for its food, especially that from Chomp Chomp Food Centre and the various international eateries at Serangoon Gardens.

If Jurong is the “Orchard Road of the west”, perhaps Tampines is the “Orchard Road of the east”.
Getting a HDB resale flat here at below half a million is a steal, as you’ll be living close to major amenities such as large shopping malls, key tertiary institutes and the relatively new Our Tampines Hub and Tampines Regional Library. You’ll also be a stone’s throw away from Changi Airport, the Singapore Expo, IKEA Tampines and Courts Megastore.
Tampines can, however, get very crowded during peak hours. So, if you’re not used to being in the thick of action, consider staying in the quieter Pasir Ris or Bedok — you’ll just be a hop and a skip away.
