Now that the pandemic has raised the amount of time spent working from home and increased the need for personal space, bigger flats are looking even more attractive. In fact, space and privacy are in such high demand that more single millennials and unmarried couples are moving out of their families’ homes, and the resale market is still booming in spite of the recent property cooling measures, according to the PropertyGuru Singapore Property Market Report Q1 2022.
Even as we transition into a post-pandemic world, the results of our Singapore Consumer Sentiment Study H1 2022 show that the preference for larger homes is likely to endure. With 4 in 10 Singaporeans preferring remote work (over a bigger bonus), we think the WFH arrangements are here to stay.
For those who can afford them, HDB jumbo flats are one of the most value-for-money options, offering large living spaces at HDB prices. So let’s dive in to better understand what are HDB jumbo flats and affordable options you can purchase.
What Are HDB Jumbo Flats?
Formed from the merger of two flats, jumbo HDB flats tend to be much bigger than your average 3-room and 4-room HDB flat, at about 147 to 199 sqm (1,582 to 2,142 square feet). To put things into context, a typical 3-room flat is about 68 sqm and a 4-room flat is about 90 sqm. This makes jumbo HDB flats particularly attractive for multi-generational families.
As the HDB is not currently planning to build more jumbo flats, the only way to get your hands on one is to buy it on the HDB resale market. Alternatively, HDB’s Conversion Scheme allows homeowners to purchase two compatible adjoining flats and combine them into a single unit.
According to a 2017 Straits Times article, jumbo flats were priced at about $650,000 to $950,000, but these days even far-flung jumbo flats can cost close to a million dollars.
But guess what, there are still some affordable hidden gems on the resale market, and we’ll prove it by finding some jumbo flats priced at $850,000 and below.
