The West Hill BTO launch offers 962 units across the 2-room Flexi, 3-room, 4-room, and 5-room flat types.
These Bukit Batok BTO flats won’t be far from Bukit Gombak MRT, which sits on the North South Line. Other key amenities around the area include West Mall, Bukit Batok Town Park (Little Guilin), HomeTeamNS Bukit Batok, Bukit Gombak Swimming Complex, and Bukit Gombak Sports Hall.
What’s more the Bukit Batok flats won’t be far from major developments such as Tengah New Town and Jurong Lake District.

Located along Bukit Batok West Avenue 5, these Bukit Batok BTO flats are about 1km from Bukit Gombak MRT, which is an estimated 15-minute walk.
Like most HDB estates, there will be a number of schools and parks in the area. In fact, the West Hill BTO project will be right in front of the Bukit Batok Hillside Park, which explains its name. Although the lush greenery is a definite bonus, you may have to deal with some mosquitoes if your unit directly faces the park and you’re on a low floor.
Also, a church is currently being constructed right across the road from the BTO flats. This could mean that residents may experience some noise and traffic congestion at certain times on weekends.

As expected, the Bukit Batok BTO flats are the cheapest of all the projects in the February 2021 HDB BTO launch. Even the bigger 4-room and 5-room flat prices start at $260,000 and $353,000 respectively.
Prices seem comparable to the previous launch’s, even though it was four years ago, in 2017. If you’re planning to sell your Bukit Batok BTO after the MOP, the resale value appears decent too.

15-minute walk to Bukit Gombak MRT
The new BTO flats will be about a 15-minute walk from Bukit Gombak MRT. From here,
Jurong East MRT will be only two stops away, while Choa Chu Kang MRT will be one stop away. These stations will form part of the upcoming Jurong Regional Line (JRL), expected to be complete in 2028.
This new line will connect residents to areas like Choa Chu Kang, Jurong East, Tengah, Boon Lay, and the East West Line.
For those who drive, the flats will be a couple of minutes away from the Pan-Island Expressway (PIE).
12-minute bus ride to Bukit Batok Central
The Bukit Batok BTO flats will be about a 12-minute bus ride away from Bukit Batok Central, home to amenities like Bukit Batok MRT, a wet market, various supermarkets, and West Mall.
West Mall offers a wide variety of retail, dining, and entertainment options for residents. Apart from the usual supermarket and cinema, residents can also pop by Bukit Batok Public Library on the third floor to enjoy some quiet reading time.
Near Jurong Lake District and Tengah New Town
If you’re looking for more options, malls in Jurong East such as Westgate and JEM will only be one MRT stop away if you board from Bukit Batok MRT.
These developments form part of the Jurong Lake District, which is set to become Singapore’s second CBD. As this district develops over the years, the Bukit Batok BTOs may potentially enjoy some upside to their property value.
Residents will also be minutes away from Tengah New Town and Jurong Lake District. Tengah will be Singapore’s newest town, and Bukit Batok residents will be able to easily access the many green offerings there. This includes a car-free town centre and plenty of lush greenery.
Next to Bukit Batok Hillside Park and near to “Little Guilin”
For those who appreciate nature and greenery, the BTO flats will be near two parks. Residents can enjoy a morning or evening stroll at Bukit Batok Hillside Park—right outside the BTO flats, or even cycle to Bukit Batok Town Park (Little Guilin) via the Bukit Batok Park Connector.
“Little Guilin” is a popular spot for wedding photoshoots and photography enthusiasts. Its beautiful landscaped park with rock cliffs overlooking a tranquil lake is an ideal setting for couples and families to take relaxing walks. Residents can also enjoy an afternoon picnic and bask in the natural landscape.
With these scenic spots close to the Bukit Batok flats, residents can unwind and escape the hustle and bustle of city life.

Conclusion: Is West Hill @ Bukit Batok BTO worth balloting for?
The Bukit Batok BTOs don’t fare that well in terms of location and access to public transport. However, a key selling point would probably be its relative affordability, as well as proximity to Jurong Lake District and Tengah New Town.
Pros and Cons of the Feb 2021 Bukit Batok BTO
Pros:
- Most affordable BTO in this launch
- Good mix of unit types to choose from
- Near major developments like Tengah New Town and Jurong Lake District
- Decent access to recreation amenities
Cons:
- Not within walking distance to the MRT
- Location is not as central as the other February 2021 BTO projects like Kallang/Whampoa and Toa Payoh / Bidadari
If you prefer less hustle and bustle and to live away from the city, the February 2021 Bukit Batok BTO flats may be an affordable and attractive buy.
However, Bukit Batok may be more suitable for homeowners who drive, or those who don’t mind taking a feeder bus to the MRT.
