Executive Condominiums in Singapore
Although a hybrid of public and private housing, executive condominiums (ECs) resemble private condominiums more closely than HDB (Housing and Development Board) flats. They comprise of apartments in high-rise buildings within a gated community with security and amenities such as swimming pools, clubhouses, gyms and other facilities one might expect from a typical condominium.
Unlike private housing however, buyers of ECs deal with lower purchasing prices because, while ECs are built and sold by private developers, the land prices are subsidised by the Singapore government. Moreover, buyers can use their Central Provident Fund (CPF) savings to get housing grants when purchasing ECs.
ECs also begin their life cycle considered as public housing and as such, for the first 10 years from its Temporary Occupation Period (TOP), only Singaporeans and Singaporean Permanent Residents may purchase directly from the developer. After the five year, Minimum Occupation Period (MOP) is up, like in HDB flats, the owner may sell but only to locals.
After the 10th year however, the EC will automatically be converted into private property and therefore may be sold in the open market as a condominium.
