Twin VEW is CSC Land’s first foray into development in Singapore. It has however, accrued several accolades in the construction industry over the years, including the BCA Construction Excellence Award in 2017.

Project Details

Over the weekend (21st – 22nd April), CSC Land officially launched Twin VEW. For those who missed the showflat, CSC Land did not make a spelling error in the naming of their project. The VEW is an acronym for variety, earth & water. From the name, one can posit that the project was inspired by nature.

The variety refers to the unique cascading contours of the project which represents and was inspired by rice terraces.

Earth talks about the focus on the lush botany within the project grounds while water regards the surrounding Pandan river. The facilities such as the gym, jet pool and dining areas are considered riverfront as a result.

The two towers are 36-storeys high and present an impressive but more importantly, uncluttered visual for people in the area. On the ground level, Twin VEW has two basement carparks which is beneath an elevated 1st floor. The lift lobbies are 7m high and effect a grandiose look.

There are 63 facilities located all around the project but the most visually impressive one has to be the swimming pool. Firstly, the meandering contours gives it a unique look. The greenery around it makes it look flushed with the environment while the planted palm trees is reminiscent of a resort or beach-front property.

As for the units, CSC Land intends for them to be wholly catered toward families. Even 2-room units possess a spaciousness and quality to its execution that many other projects simply cannot claim to have. At the showflat, there’s three units on display; 2-room (743 sq ft.), 3-room (1,066 sq ft.) and 4-room (1,518 sq ft.).

Smaller bedrooms have always been popular among first-time home buyers and investors due to the lower quantum. Twin VEW’s 2-room units would no doubt be popular. However, while a lower quantum presents an attractive option, in Twin VEW’s case, that interest and attraction is likely to be influenced to a great degree by the quality and craftsmanship of the unit.

A sense of scale and size is immediately felt, especially if you’re just one or two people standing inside. First thing you’ll notice is how the design draws your eye toward the end with the balcony as a subtle capstone.

 

Then, the open kitchen on the left so innocuously welded into the fabric of the layout that even people who may not necessarily prefer such designs, would at least appreciate that it’s both neat and well-executed.

The colour scheme certainly helps, as does the Japanese-style. All appliances are provided for the units, so no need to haul your own fridge into the new unit when there’s already a Bosch one waiting there for you in its nook.

The placement of the furniture is fairly standard. After the kitchen comes the dining table which is followed by the living room and its implements.

Then finally, it’s the balcony. Compared to the units from a scant three years ago, at around 65 sq ft., the balcony isn’t larger than it needs to be. It’s a good, cosy size that compliments the space wonderfully.

 

Even bedrooms possess the same consideration toward space as the family areas. At roughly 93 sq ft., the common bedroom feels a whole lot larger than what passes off as standard in the market currently.

 

As an entry-level unit, the impressive design of the 2-room unit is an excellent choice for singles or young couples looking to purchase their first home.

While the 3-room unit is a significant jump in size from the 2-room, it no less expands on the foundational aesthetics laid down by the 2-room unit. The layout might be considered conventional, in that the kitchen is set in the same space as the foyer and main door. However, the kitchen is closed, unlike the 2-room unit, with transparent glass in the frame looking out toward the dining & living room and balcony.

From outside, the kitchen appears deceptively small, but it’s two walls of cabinets and counters are a good distance from one another giving you lots of standing space in between. Furthermore, around the corner at the end of the kitchen is the yard area, which immediately waylays any notion that the space is insufficient.

 

The yard space is considerably big, with ample room to slot a washing machine and/or dryer. Plus, there’s a pantry area and windows for ventilation. The kitchen and yard are approximately 74 sq ft. while the utility/pantry area is 38 sq ft.

The living & dining area combined is around 355 sq ft. and the size really shows, even without counting in the 74 sq ft. balcony.

The balcony as an extension of the living room is a boon for house-warming parties. It’s already quite spacious; the square shape helps keep it compact.

And speaking of compact, that’s pleasantly not a word one would use when describing the bedrooms. Cosy, certainly. Spacious even. What is considered small however is subjective but at Twin VEW, the bedrooms buckle convention by delivering bedrooms that have respectable sizes.

At around 100 sq ft., the common bedrooms offer the latitude to design at a much higher degree. Of course, for someone who hoards lots of stuff, then no space no matter how big will be enough. But where this unit is concerned, this is one of the better executions in recent history.

 

The master bedroom is around 196 sq ft. including the en suite bathroom, which has a generous partition of wet and dry spaces.

As for the room, it’s comfortable. Mount a television, place a night table and fit a king size bed. If you opt for a smaller, queen size bed then there’s a bit more room for extra furniture.

 

The 3-room unit therefore is suitable for families of three to four where the large communal spaces make for a comfortable environment. And the cosy but spacious bedrooms offer more opportunity for personal customisation to truly make the space your own.

The 4-room unit is perhaps the most impressive of all, especially since the first thing you’ll encounter is not a balcony, but the private lift lobby.

Once the lift docks at the unit, there’s a welcome area followed by an expansive living room. The design is evocative of penthouses, especially since this unit has a junior master bedroom with en suite bathroom.

The balcony which extends from the living area to the junior master is roughly 184 sq ft. It’s long and rectangular which, on a high floor, elicits feelings of luxury.

The adjacent junior master bedroom is a welcome addition; doubling down on the concept of family. Alternatively, it’ll make for an excellent study.

Only the junior master has access to the balcony because its location. The master bedroom in this unit (and the other units too) do not have balcony access. While subjectively it may be less attractive for first-timers and upgraders who feel that a balcony in the master bedroom is a traditional and therefore expected component of the unit, this exclusion allows for the balcony space to be dispersed smartly through the rest of the apartment so that each section is holistically spacious.

It’s a far superior design by far.

The 4-room also comes with a dry and wet kitchen, with a full suite of cabinets and shelving exclusive to this unit type. The dry kitchen is a pleasing element as it can be used as a preparation area or serve as a bar.

The wet kitchen, like the 3-room, also appears deceptively small until you step through the threshold and it opens magnificently. The kitchen, yard, utility and wash centre combined space is approximately 167 sq ft.

Even with the air-con ledge running concealed behind, there’s zero indication anywhere that the space was compromised. It’s large, spacious and completely out of character when compared with industry standards. The yard area also leads to a back exit.

 

The 4-room unit is a fantastic option for a big family. The junior master bedroom comes in handy when one member of the family gets married and will need a temporary place to stay until their own home is ready. The rest of the unit has ample communal and private sections for house parties or a quiet, relaxing evening with your loved ones.

This unit is a fantastic curtain call to an already impressive offering at Twin VEW.

Location

West Coast Vale is an extension off West Coast Road which borders the AYE (Ayer-Rajah Expressway) and parallel to the Pandan River. In and around the area are private properties and HDB estates including schools like Nan Hua Primary, which is within 1KM of Twin Vew.

Other schools include a Japanese kindergarten, Qifa Primary and Tanglin Secondary, all of which are along West Coast Road in the direction of the West Coast Highway. Roughly two to three stops away, they’re convenient enough for children to take the public bus to and from school in the absence of a chartered bus. 

The development site of Twin VEW is next to where Parc Riviera is currently being built, toward the end of West Coast Vale. Its showflat however, is the turn-in after Parc Riviera’s showflat.

In 2015, the government announced plans to extend the Jurong Region Line to better connect its disparate zones. While the location isn’t confirmed, there is a good chance that the new MRT extension and station would be close to West Coast Vale.

Twin VEW commands a smaller plot of land compared to Parc Riviera. Also, as it is next to Parc Riviera, residents are blocked from the AYE. It doesn’t bode well for views in that direction but traffic noise is greatly minimised. However, the orientation of the two blocks are such that residents will in fact get some kind of view; either of the swimming pool, the Pandan River or of the environment.

There’s a bus stop about a five-minute walk from the development that goes to Jurong East. The MRT station and mall is three bus stops away. There is an overhead bridge to the bus stop that goes to the opposite side to Clementi. This is also where residents will alight to cross over on their return to Twin VEW.

Other than JEM (Jurong East Mall) and Clementi, there’s VivoCity around a 14-minute drive away. West Coast Road is connected to Pasir Panjang Road and West Coast Highway so getting to Vivo is fairly straight-forward. The Keppel Viaduct connection is also a good route to take when going east, to places like Bedok or Tampines.

Finally, as there are plans to develop a new coast type city in the old Harbour along West Coast Highway, residents of Twin VEW may benefit as new businesses pop up in and around the area. The West Coast has long been mandated to be gentrified to decentralize the current CBD which would for the future, lend greater consideration for renters and house-seekers who want to live in the area but not in the hub of activity. As it stands, Twin VEW is essentially between two towns; Jurong and Clementi. The new high-speed rail is also relatively close-by.

And with Twin VEW coming into this area, this is a good indication that while bare now, West Coast Vale will improve significantly over the next few years. Twin VEW also brings with it a childcare centre and two as yet undetermined shops. 

The current dearth of amenities however is a boon toward property prices. And given how prices are expected to rise by at least five percent in 2018, Twin VEW may in fact may be one of the few developments upon release where prices are still competitive.
