New Futura launched its preview on January 18th 2018 and sold 18 units on that day with an average selling price of SGD3,200 psf. With only 25 units released for the preview, this is encouraging for CDL and potential buyers currently on the fence.
But what is it about New Futura that makes it so attractive?
A glance at the unit mix sheet and one thing is immediately noticeable; the smallest bedroom at New Futura is equivalent and perhaps even superior in size and layout to what the industry standard of a 2BR is.
With a starting size of 1,098 sq ft., the 2BR already offers significantly more than its competitors in the market. From the floorplan, antiquated things like planters and bay windows are included. However, given the size of the unit, their inclusions add rather than subtract. Furthermore, these things are only installed in parts of the house with surplus space that can be sacrificed for aesthetics like the dining area and master bedroom.
As impressive as the 2BR appears to be, every unit is a luxury unit and each one has its own private lift lobby. Other than being large and lavish, the 2BR units also come with closed kitchens and two bathrooms of which one is en-suite with the master bedroom.
As for the other unit sizes, all the master bedrooms in the 3 & 4BRs are big, more so than what’s offered at CDL’s other development, Grammercy Park.
In these bedroom types, a customised bed structure and mattress is offered if the household has a maid. Also, an additional socket is included at the yard. Ceiling height for the 4BR is at an estimated 2.8m while the 4BR Loft types are at 6.3m for the loft and 3.15m in the living room and bedrooms.
4BR units also come with big, walk-in wardrobes for the master bedrooms. Also, as the common bedrooms are quite huge (each comes with their own en-suite), bay windows are included.
Location
CDL’s latest freehold condominium, New Futura, is situated along Leonie Road. This road is a thoroughfare to both Grange Road in the north-east and River Valley Road in the opposite direction. Grange Road is a lot closer to New Futura but both are a short walking distance from the development. Orchard Road as well, is within walking distance.
From Grange Road, residents can drive out to Orchard Link to come out along Cineleisure en route to Orchard Road. This distance is less than 600m from New Futura and therefore, shouldn’t take more than 10-minutes by car – leaving allowances for traffic of course. It is also possible to slow walk up to Orchard Road.
In the opposite direction, of River Valley Road, there are many bars, pubs and restaurants on the way to and along the Singapore River.
New Futura is also relatively close to Great World City and as such, the upcoming Great World MRT station. The new Orchard MRT extension currently being built is within walking distance of New Futura as well.
Additionally, there are several schools within 1-2km of the development. River Valley Primary is within the 1km radius and a short walk from where the new Great World MRT station will be. The other schools like Alexandra Primary and Zhangde Primary along Alexandra and Lower Delta Road respectively, are within the 2km radius. St Margaret’s and ACJC are also within the 2km radius albeit above Orchard Road.
