Upcoming homes in Clementi

There were no recent new launches of HDB flats in Clementi, but there was a recent Sale of Balance Flats exercise and a number of newly launched condominiums.


During the Sale of Balance flats exercise in February, only four flats were offered for sale in Clementi. Prices ranged from $214,000 for a 3-room unit to $570,000 for a 4-room unit.

There are three new condominium developments in Clementi and URA just launched a site for tender along Clementi Avenue 1.

Whistler Grand

One of them is Whistler Grand by City Developments Limited (CDL). The 99-year leasehold condominium project is located along West Coast Vale and is expected to receive TOP in 2022. The development has 716 units comprising one to five-bedroom units, dual key units and penthouses. Prices range from $599,000 to $3.32 million ($1,042 to $1,545 psf).

The Clement Canopy is another 99-year leasehold new condominium development in Clementi. The project, with an expected completion date in 2023, has 505 units which are selling for $1.05 million to almost $2.0 million ($1,170 to $1,831 psf).

Meanwhile, Parc Clematis is built on the site of the former Park West which was sold to SingHaiYi Group in January 2018. The developer purchased the site for $840.9 million in an en bloc sale. As at April 2019, SingHaiYi has yet to launch Parc Clematis for sale but the 99-year leasehold project is expected to have about 1,500 units when completed in 2023. The project is located along Jalan Lempeng and is a short walk from Clementi MRT station.

URA has just released a residential site for tender in February 2019 with a closing date in July 2019. The 99-year leasehold site is located along Clementi Avenue 1 and can potentially yield up to 640 units. The site is expected to receive many bids due to its location within a mature estate with many surrounding amenities.
