Well mantained condo
Our unit facing north east so it is bright and breezy. Layout is functional and we like the shaded pool where kids can swim even rain. Good safety with consistent surveillance. -

Convenient location
The caretaker is very nice and the lift is well maintained. For rental,take a pic and video of the baseline state of whole unit. Check the unit # on the door plus (-)if there is anything missing, loose door handle and faucet,stain on toilet fl and corner crack on vanity top,lock of sliding door and check for wear and tear terms of balcony with rain/sun as it is an open one. Otherwise, it is convenient as near Novena. -

Walking distance to Novena Square. Common areas aren’t very generous. Unit layouts can be better. But still a good buy -

Zedge 1bedder (stack 04) and 2bedder (stack 0
I previously stayed at stack04, very good layout. Now I shifted to stack06, my unit is on high floor which has spectacular view, windy and quiet. The underpass leading to Novena MRT is at doorstep! -

So much wasted space
I agreed with previous posts here that the 495sqft 1 bedder has the most efficient layout. Most Zedge units simply have too much wasted space like long planters and big balconies (some units have two balconies), making the internal useable space limited. Most units have poor kitchen design. Plus Zedge used to face lush greenery when it was first launched but now it overlooks directly into a Medical Institute, Medical school and a Centre for Infectious disease. Zedge is Freehold and 600m to Novena MRT. Akyab Road is peaceful and quiet at night. -

Why Zedge?
Zedge layout may not satisfy those with a higher budget in central location. It’s still value for money for buyer of average budget, for its location, amenities, public transport, accessibility to CTE, PIE, ECP, Orchard, River Valley, CBD & Marina Bay via Rochor Rd. Plus, the much anticipated permanent, air conditioned MRT underground direct walkway with lifestyle shops just a few steps away from the guardhouse. Units on mid floor and below that are facing east direction will have a favourable green view of a future park. Unblocked views from high floor may have impressive city lights but green view has added ‘therapeutic’ benefits for stressful city folks. Net usable floor areas, 2 toilets, bigger kitchen with double washing basin are essential for young families, double income household or busy executives. Apt with 2 bedrooms 2 bathrooms with proper enclosed kitchen are essential for family. If apt comes with only 1 toilet, it is inconvenient to share toilet for a small family (2-3) especially during the daily morning rush hours. I would certainly prefer 2 bedrooms 2 baths as I have a young family. I would prefer a bigger living room, enclosed kitchen & spacious balconies for natural ventilation. Balcony is a private outdoor area to take a breather in open space and it is also a useful Real floor area that can be used to put furniture & potted plants. It is better than the loft concept/ ‘upper platform’ in recent new condos which comes with a windy narrow staircase & can only put a mattress on the upper deck, but this air space between ceiling & floor of the unit are being added into the purchase price. -

'Fengshui' has reversed 1
Lessons learned, shouldn’t have taken in by the view which was highly recommended by real estate agents or developer sales persons. It is definitely not wise to pay a high premium for view when buying properties. When selecting high floors units must take into consideration about water pressure problem, phone signal interruption by overseas network from neighbouring countries and fire escape safety etc. View is something that you have never owned in the first place unless there’s a documented agreement on the ownership of ‘view’ by the developer or seller. Mind you, this is a city not a desert. Even sea view can diminish due to reclaimed land. Now, with the Novena Health City Development, there’s no view for Zedge even from 20th floor or above. Zedge condo building was built based on the common kind of marketing strategy that besides maximizing profits, the developer would not be faced with unsold units. All high floor units are much smaller with only 1 toilet in the master bedroom but were sold at higher per sq ft prices as comparing to the mid and low floor units. As for mid to low floor units, the attraction are extra floor areas, toilets, rooms, wash yard and enclosed kitchen. Just realised that, with regards to the view from Zedge condo, before the Novena Health City Development, even the units at the lowest floor facing south could see quite a complete 180 degree panoramic view of Singapore city as there were no buildings taller than 3 stories in such a wide, open area. Some units below 10 floor could still see Singapore flyer. The view was a great bonus to the whole Zedge condo especially the low floor units for the first 5 years. Now, with the Novena Health City Development, there’s no view even from 20th floor or above. The shortest building beside Zedge in Novena Health City, a 9 storey tall medical school building’s height is going to be the same as a 20 storey condo. To be continued.. -

Bad Layout !
The bedroom are extremely small and unable to have a queen size bed in the master room. Too much wasted space spent on the bay window, planter and balcony. In other word, you're paying for a space that you don't use often. Interior is average. Good view. Not suitable for a couple as the master bedroom is too small for a 2 persons. -

Wasted Space
Rather disappointed with the layout of this project. All the common bedrooms are so small and restricted, no queen size bed can be placed in. The living area is small and crampy, most of the space is used by the balcony, planter at both living and bedroom. The furnishing is average..do not have the "wow" factor. Only the 1 bedroom layout (495/484 sq ft) is more practical and functional (only one balcony at the living room). The view is spectacular for those units above 10. -
