  Westmere

  tucked within the HDB flats and a school, this condo is a little low profile but nonetheless it holds potential as being with the Jurong Lake District development. typical condo design with basic facilities, relatively affordable for a decent condominium

  Westmere

  Though it is within walking distance of amenities, the highway noise is bad.Price for an E.C is high indeed. Rental amount seems quite bad for the asking price. I decided not to rush to buy one. New supply coming many more thousands over the next few years,at the nearby areas and towards City and central areas nearby current MRT stations and under construction MRT stations. In my opinion even the low current rental will not maintain.

  Excellent Location & Value Buy

  The location is very convenient and it is within the short walking distance to key amentities: Jurong East MRT Station, Jurong Regional Library, major banks (CITIbank, POSBank, Mayabnk, OCBC, UOB, ..), CPF building, Chinese Garden, Science Centre, 2 NTUC Fairprice outlets, Popular Book Store, and Jurong country Club, eateries and others. IMM is just 5 minutes drive away. Major expressway AYE & PIE are also only easily accessible! There will be many major developments under the government's master plan for Jurong Lake District. Jcube Shopping Mall by Capital Mall (with the world's largest Ice skating facility) will be ready by 2012 and Jurong General & Community Hospitals. will be ready in 2014. Both are located opposite Juroing East MRT Station.There are also many developments near the MRT vincinity currently! Developer for Westmere is Capitalland. The estate is well maintained by a team of dedicated management commitee members. Very reasonable monthly maintenance fee of only S$200 with full facilities (swimming pool, function room, tennis court, gym,security, barbecue pit, ...) even pool table is available. The mangement committee is also very active is organising trips and activities for the residents! Some of the high-floor units have excellent lake view of Chinese Garden and Jurong country Club golf course view. The estate is quiet (you can even hear the chirping of birds in the morning!). The layout on some unit is excellent (bigger thna what you thought!). No bomb shelter like other new condon developements. Excellent place for living and excellent place investment (the nearest condo to Jurong East MRT!) and in veiw of the confirmed developments in the vincinity of Jurong Lake District and thus high capital appreciation.
