  Horrible and not in clean condition

  Firstly owners want a high price to sell but never bothered about the maintenance and cleanliness. The place is run down. Worst part is security is very rude and visitors can't park there and those units with no cars put the bikes there in the lot and storage. So family must park at the open car park. What a nightmare it is. I wouldn't pay 800k also for a 999 house like this till they change things.

  Nice Environment & 999 Leasehold

  Have been staying here for more than 5 years and enjoy the quiet and serene environment yet still within walking distance to Pasir Ris Downtown East. One of the last few 999 years leasehold projects in the vicinity and definitely value for money compared to those new 99 years projects around this area. The amenities such as gymnasium, swimming pool, BBQ pit are all mostly available as there are only around 40+ units in this project compared to other projects where you have to compete with hundreds and thousands of households for the condo amenities. Our kids love having the whole swimming pool to ourselves even on weekends.

  Poor value for investment

  Just visited this place to meet up a friend. Almost all units here are facing 2 big churches, that may not be suitable for those families with other religion. Also during weekends, a lot of cars will jam at the small road which is the only access to drive out, because of the church goers coming in and out, a real nightmare for those people staying here. Also, the wall and facility looks old and dirty, if the unit is high floor, since there is no lift in this walk-up project, it will be tough for those frequent travellers with big luggage; really not worth for investment at the current asking price. Only bright spot is near to Downtown East.

  Bad facilities

  There's no security in this condo.... any tom dick and harry can trespassed without being screened by the security.. back door always left unlocked to allow illegal tenant in... You will regret renting a unit at this condo...
