Good architectural design
Units are sized well and you would not have to look into your neighbours' house unintentionally because the units are faced outwards. This cuts down on awkward situations between neighbours, which is an increasingly common issue that ive heard of from newer and smaller condos -

Good Deal
Location is top notch. Walking distance to NUS. Good for expats (esp Japanese given that the Shibuya High School is right beside the estate). Freehold property. Maximum 5 floors (doesn't feel like a HDB flat). 2 swimming pools. Right smack between two parks - Clementi Woods and West Coast Park. Lots of food options within walking distance as well. -
