The Plaza: Easy to go Malaysia; but aged and
If you like to travel to Malaysia often, good. There is a coach point here. If don’t, and you are concerned about the random people who show up all times of the day for their coaches, then nope. You are living on top of a mixed-use building, so going downstairs, you will encounter all sorts of people, from those who work here, to lost travellers and shoppers. Despite hearing the units here are spacious and well-maintained, this is a 1979 development so yes, it is very old no matter how well it has been maintained. If you are looking for all the modern condo facilities, won’t really find them here. Maintenance fees also quite high as building is old. That all said, the location is very central. Maybe okay for singles but families can think again. -

A Beach Road condo that has spacious units an
older condo right above the Park Royal Hotel. The unit is a good size and the price per square foot is pretty decent for the location, but no have facilities. -

The Plaza is old but good for those who want
building offers concierge service, card-access elevators, and a prime location close to the CBD. However, it lacks amenities such as a swimming pool and gym. -

Regret renting
Since this is an old building, there are a lot of issues on the maintenance, old aircon units, and no facilities. -

Investment Analysis @ THE PLAZA
The Plaza no doubt has a great location near the heart of CBD. However the age, lack of facilities and ventilation of most apts would be a turn off for many rent-seeking investors. Let's be real, the probability of idiosyncratic appreciation The Plaza is close to zero when there are several newer and full facilities condos in the area. Here's why. First, we begin with some key facts: - Lease remaining: 52 years - Nearby new projects: Duo, Concourse Skyline, Citygate, Southbeach Residences - Avg. walk to Bugis MRT: 12 mins - Avg. walk to Nicoll Highway MRT: 7 mins Let's look at an investor's returns today of a unit at the Plaza, with the following prudent assumptions: - Rental: $4.5 PSF (median price; a decent fully furnished 700sf apartment can be rented out for $3,150 a month) - Annual value: 60% of rental amount (for tax purpose) - Agent commission: 1/2 month per year rented out - Maintenance: $150 - Rental appreciation/inflation: 1.5% p.a. - The unit is rented out EVERY month until the lease expires in 2067 The net rent income after tax (NRAT) today, based on the foregoing, is $33,957 pa. When the lease expires in 2067, the NRAT would be $73,181 pa, Now this is a finite life property with zero residual value, hence we do not need to make further assumptions to find the NPV of the property based on your expected return. Here are the NPVs (in terms of PSF) based on expected return: @ 5% the NPV is $1,155 PSF @ 7% the NPV is $828 PSF @ 9% the NPV is $632 PSF What this means is that as an investor of a property at The Plaza, you would never pay more than $828 PSF for a unit if you are expecting a return of 7%. If he needs to spend $50k to improve the interior to rent, he wouldn't pay more than $756 PSF for the same return. Likewise, a smart owner would sell if his apt at ANY price above $828 PSF if he expects at least 7% return on his portfolio. Lastly, en-bloc is impossible without at least 50% increase in valuation of the area. -

The Plaza
Most units offer very good unblocked view of either the city or the sea. Units come in various sizes but mostly are rather small. Easy to maintain and easy to rent out. Do note this apartment is designed to be like offices where the windows can't be opened except for small vents above. -

The Hidden Jewel @ The Plaza Beach Road
Many may not realise it but The Plaza at Beach Road is certainly very much "undervalued" as although it only next to The Concourse Skyline, it is currently only selling at about $1,000-$1,100 psf when compared to The Concourse Skyline which is selling at up to as high as $2,400 psf. The Plaza is in fact nestled in the charming vicinities of the Kg. Glam Conservation Area filled with all kinds of delicious food outlets all day and night and yet is conveniently located just opposite the new Nicoll MRT which is opening 17 April 2010 and is also within walking distance of the Bugis MRT. Have you been in any of The Plaza condo apartment? On one side, you will see the brath-taking view of The Singapore Flyer, The Marina Sands IR and also the Marina Barrage and the seas, not to mention also the nearby Suntec City. On the other side, you will take in the serene view of The Kallang Basin and the future facelift of The Kallang Stadium and its vicinities which are earmarked as The new Sports Hub and adjacent to the Gardens by The Bay. Visit The Plaza Beach Road and also walk around the area, and feel the bustling new excitement tinged with its subtle charms. Whilst there, try the delicious prawn mee, mee-pok, bah kut tek, nasi lemak. nasi kandar, seafood steamboat, Korean buffet BBQ and quaint cafes and boutique food outlets, not to mention also the numerous night watering holes with live music and the myriad fishing tackle shops for fishing enthusiastics. Also plenty of potential expat tenants with MNCs office complexes such as The Parkview Square and The Gateway just opposite. -
