D11 mainstay
D11 is a popular area cos of the many schs nearby like SJI jr, ACS pri etc. The Chancery Residence is where i decided upon so my boy can have a good education. not unfamiliar with the novena area and this is a good choice. with the exception of the ongoing construction, there's good amenities like malls, tuition, supermarkets, and many buses, mrt. that's almost literally at the doorstep. easy for him to go to sch and come home on his own once he is older. -

landed with condo facilities
what's special about The Chancery Residence is it is 1) landed 2) 99year 3) strata so it has family friendly condo-like facilities. oh and each terrace is 5 bedroom with roof terrace and basement (4 levels), so my extended family stays here too. while we can still maintain our privacy. excellent security and exclusivity in a premium GCB enclave. -

value buy
this was a value buy for me, slightly higher but still condo pricing but tranquil atas neighbourhood and landed feels. my family loves it, especially my 2 dogs. they chase each other up and down up and down the four levels daily. pay slightly more for cleaning and maintenance but i think all works out well. everything is close by, including medical facilities, japanese supermarkets, top schools, orchard road, and i can still enjoy my jacuzzi. -
