FEO has done a brilliant job of developing a mix residential cum serviced residences project. Based on the price they paid for the land and the selling price for the condo, townhouses and SOHO, I reckon the Oasia serviced apartment will be fully paid for by buyers. Sea facing units are not worth the money, noon sun, very noise from trailers and trucks. Site is also very congested, thats why FEO remove the serviced apartment model at their showflat. Hill facing condo units are nice, BUT higher floor 1+1 units have poor and inefficient unit layout. (totally different from show flat). As for rental returns, 1 bedder 600sqft unit in dist 9 that is 200m from MRT station is going for $3500 to $4000. Do you think this place can command that kind of rental?
